How can I check if banks filed cases against me before settling with them?
Q: Hi! I have been planning to visit the UAE this month; however, I am worried that a civil case may have been filed against me, resulting in a travel ban. I haven`t been paying my personal loan and two credit cards for almost a year now. I have talked to the banks and made a settlement with them, but I want to know if they filed a case against me before all the settlements were made. Thanks!

What are my rights if renting without Ejari and the owner wants me out in 2 months to sell?
Q: Dear Sir/Madam, I rented a flat in 2020 with Ejari through an agent, and the next year, in 2021, the owner decided to deal directly with me but without Ejari. I went to RERA, and they said there was a case on the flat and I had to contact the owner. Now, after 4 years, the owner is asking me to evict the flat in 2 months as he is going to sell it. He even increased the rent last year. What are my rights?

How to get my labor judgement payment released if it has already been paid to the court?
Q: I have an ongoing labor case which is currently in the execution phase and the court has already received the pending amount. The final judgment came on May 3rd, so I want to understand when can I expect to get the amount and how long I am eligible to stay in UAE. I am still on my employer`s visa. What if I cancel the visa, is there any grace period in this situation or that would have been exhausted by now?

Can the new landlord evict us instantly for violating the "family use only" clause?
Q: Good Afternoon, We rent around 50 apartments for hotel staff accommodation in Dubai. This building has been sold to another person. The new owner is asking us to evacuate the building as soon as possible because he is selling these apartments. We have had the same accommodation since last year. Now, he is using a point mentioned in the contract: "3. This flat is for (Family Use Only), otherwise, the landlord has all rights to vacate the tenant from the property instantly and the tenant loses his/her rights and all the benefits under this lease, and the tenant agrees to this term. Pets not allowed." My question is: Does he have the right to force us to leave, and what is the grace period allowed for us to evacuate the apartments? Our current contract expires in January 2025. Should we vacate at the end of our tenancy or rely on the new owner's title deed date?
Q: Hi there! Our landlord sold the apartment we are currently staying in. We were aware they were on sale, but we never received any legal notice about it. We only received the title deed under the new owner`s name and issued the rest of the cheques to him. Q: Dear Sir/Madam, An eviction notice was served to the tenant by the old owner in June 2023. The apartment was sold in March 2024, with the tenancy contract limited by the notice passed on to the new owner. The date of eviction is now approaching. Q: Dear Sir/Madam, I rented a unit through an agency leasing on behalf of the landlord, and I don’t have the landlord’s contact details. Two months ago, I noticed a leak in the unit and reported it to the agency via their portal. Despite this, I received no response. Can I claim compensation from my previous landlord for vacating me to increase the rent?
Q: My landlord evicted me after sending me a court notice that he intends to sell the property. I even told him that if this is just about increasing the rent, I would be happy to do that since my wife is undergoing cancer treatment and moving is difficult for us. Nonetheless, he asked us to vacate and is now renting the apartment out (but there does not seem to be any Ejari registered).
