How to get my labor judgement payment released if it has already been paid to the court?
Q: I have an ongoing labor case which is currently in the execution phase and the court has already received the pending amount. The final judgment came on May 3rd, so I want to understand when can I expect to get the amount and how long I am eligible to stay in UAE. I am still on my employer`s visa. What if I cancel the visa, is there any grace period in this situation or that would have been exhausted by now?

Can the new landlord evict us instantly for violating the "family use only" clause?
Q: Good Afternoon, We rent around 50 apartments for hotel staff accommodation in Dubai. This building has been sold to another person. The new owner is asking us to evacuate the building as soon as possible because he is selling these apartments. We have had the same accommodation since last year. Now, he is using a point mentioned in the contract: "3. This flat is for (Family Use Only), otherwise, the landlord has all rights to vacate the tenant from the property instantly and the tenant loses his/her rights and all the benefits under this lease, and the tenant agrees to this term. Pets not allowed." My question is: Does he have the right to force us to leave, and what is the grace period allowed for us to evacuate the apartments? Our current contract expires in January 2025. Thank you!

Should we vacate at the end of our tenancy or rely on the new owner's title deed date?
Q: Hi there! Our landlord sold the apartment we are currently staying in. We were aware they were on sale, but we never received any legal notice about it. We only received the title deed under the new owner`s name and issued the rest of the cheques to him. Should we vacate the apartment at the end of our tenancy contract, or rely on the title deed`s date (not sure if it is the correct document though)? Thanks in advance!

Is a new eviction notice required due to the ownership change?
Q: Dear Sir/Madam, An eviction notice was served to the tenant by the old owner in June 2023. The apartment was sold in March 2024, with the tenancy contract limited by the notice passed on to the new owner. The date of eviction is now approaching. Is there a risk that a new eviction notice is required since the owner`s name changed and the tenant might not respect the old one?+5

Q: Dear Sir/Madam, I rented a unit through an agency leasing on behalf of the landlord, and I don’t have the landlord’s contact details. Two months ago, I noticed a leak in the unit and reported it to the agency via their portal. Despite this, I received no response. Can I claim compensation from my previous landlord for vacating me to increase the rent?
Q: My landlord evicted me after sending me a court notice that he intends to sell the property. I even told him that if this is just about increasing the rent, I would be happy to do that since my wife is undergoing cancer treatment and moving is difficult for us. Nonetheless, he asked us to vacate and is now renting the apartment out (but there does not seem to be any Ejari registered). Can I enter the coutry without trouble if the bank got a travel ban for credit card debt?
Q: The bank issued a travel ban on me while I was outside the UAE due to the credit card outstanding amount of almost 90k. I don’t know what will happen if I go back to the UAE. Will I enter the country normally or will I be detained? They also requested to withdraw my passport.

Within 20 days, I sent an email requesting to terminate my account. I was deported because of old TB scars on my lung. How can I lift the ban?
Q: Hi Sir, How Are You? I am from India and I am a salesman at XYZ Shop In Sharjah. After completing 2 months, I went for a medical test my blood test was good but in the X-ray, they found a little scar on my left lung. They transferred my medical report to (EHS) where I met a doctor who told me that I had TB. But I don`t know when I had this disease, maybe in childhood. Then I went for a gold TB test at a medical center where I met a TB specialist. After completing my sputum or blood test for 3-4 days, my test came negative. So I collected all my reports and also a request letter from the doctor about my health, but they did not see my report and deported me. I`m really worried that I cannot come to the UAE for my entire life not only on a resident visa but also tourist or visit visa. Please can you help me? Is there any legal process that I can lift my ban for at least a tourist visa?2024/05/30
