The rental agreement and Ejari have expired. Is the tenant occupying illegally?
Q: Dear Sir/Madam, I have just purchased a property with a tenant inside. It turns out that the rental agreement and Ejari expired in March 2024 (2 months ago). Is the tenant, therefore, occupying illegally? What are my options to get the tenant out? Obviously, I don’t want to put anyone out on the street, but ideally, I would like the tenant out in the next 5 months so I can move in myself.

Can the landlord send an eviction notice by email if I refused rent increase?
Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase. He called and said I should accept the increase or I have to leave. One day later, yesterday, he sent me (email) a notice to evict the apartment for selling, and he wrote he would provide a partial contract until 28 May 2025. Since I asked before in an email to share a copy of his EID, he used the same email subject to share the eviction notice. Can he do that before the contract renewal? He was willing to renew with higher rent and when I refused, he came with an eviction notice. What if pretends to sell it but doesn’t sell (shifts the ownership to wife)? How to check if it`s sold? Can he send the eviction notice through email or should be through registered mail? If emails are accepted, can he send them under another email subject (subject used: a copy of EID or passport)? What should I do next? Thanks

Asked to pay for a full year of an online community subscription after termination. How to respond?
Q: Hello, I would like to get your opinion on this matter. I subscribed to an annual subscription of an online community and paid for the first month. Within 20 days, I sent an email requesting to terminate my account. Will the contract be automatically canceled if the bank does not process the mortgage?
Q: Hello, Legal Advice ME I am writing to seek your advice on my ongoing process of buying an apartment. I have signed contract F, which is valid until 15 Aug 2024. My plan was to buy it financed by a mortgage. I got my pre-approval and signed the contract, then passed it to the agency to complete all needed paperwork. The agency took over with the bank, and then I found out that the apartment, although not a hotel, is listed as a hotel apartment on the title deed. The bank said processing this would take a very long time. I applied with a different bank, again all pre-approved, but as soon as they found out about the property type stated on the title deed, they said they cannot finance it. My questions are: - If the first bank is unable to process all the paperwork on time, will the contract be automatically canceled? - Can I cancel the contract based on the fact that I was not made aware of the property type stated on the title deed before signing the contract? Would I get the 10% deposit back?

Can the real estate management increase my rent without notice?
Q: Hi. My contract expired 4 months ago and I am trying to contact my current landlord who was a bank. They were telling me to go to the office and renew it. I visited the office, and they told me we sold this building and the new owner will contact you. I was trying to renew because I need Tawtheq for the bank and other work. After 4 months, the new management company sent me an email in which they increased the rent and also added a service charge of AED 3000 and an admin fee of 500, which was not in my contract. How can I check the reason for immigration ban and travel home if I never had a legal case?
Q: Hi, I planned to travel back to my home country and when I reached the airport, the immigration told me I had a ban. However, I do not have any legal case or any kind of loan, and I have never been involved in such issues. I tried 4 times and every time they said no, you can not travel, your name is banned in our immigration portal. I visited all departments, CID, Court, and Immigration and all gave me clearance certificates however still the issue is there. Can someone please help me?

We have approached the tenant to sign the new contract and provide the new cheque under my name. She is refusing to do so due to an "ongoing" dispute she claims to have with the previous agency and landlord regarding chiller charges. She alleges that she was informed that the unit is chiller-free, although this was not specified in the contract. She insists it was verbally communicated during her property viewing, but there is no written documentation to support this claim.
