Obtaining a rehabilitation certificate for a Umm Al Quwain traffic case while residing in Abu Dhabi
Q: Hello there, I had a traffic case from the traffic court of Umm Al Quwain in 2018, which was completed and closed. When I tried applying for a PCC, it was rejected, stating I need a rehabilitation certificate. I visited the traffic court of Umm Al Quwain to get one, but I was told that because I reside in Abu Dhabi, I could not be granted the certificate there. When I came to Abu Dhabi, I was told that my case is from Umm Al Quwain and I cannot obtain it in Abu Dhabi. Can anyone help me with how to obtain the rehabilitation certificate and what the process would be?

A new owner wants to increase the rent beyond RERA guidelines. What should I do?
Q: As`salaam Alaikum, Good Morning! I live in Dubai and have rented an apartment since November 14, 2022, which I renewed on November 13, 2023, for a year at an amount of 41,800 AED (4 cheques). Three to four months ago, the owner sold the apartment to a new person, and I had to change 2 payment cheques to the name of the new owner, one of which has already been encashed. Now, as the renewal date (November 13) approaches, the new owner is asking for a rent increase of 5,000 AED. I live in Dubai Silicon Oasis, and according to the RERA rental index, the maximum rent increase is 2,090 AED, which I informed the new owner. However, the new owner insists that, according to RERA, they can increase the rent by 5,000 AED. I have researched extensively but found no information indicating that a new owner can increase the rent by this amount. Could you please clarify if the new owner can increase the rent by 5,000 AED? How should I proceed if the new owner goes against RERA guidelines?

Should I sign a new contract or extend my current one to meet the eviction date?
Q: Hello, My tenancy contract ends on August 9, 2024, but I received an eviction letter last December. Therefore, I submitted a request to extend the eviction until December 11, 2024. My question is whether I need to sign a new contract for 4 months and 2 days or extend the old tenancy contract. Also, should I create a new Ejari for this period? Can I still receive my settlement if my employer terminated my contract after one month?
Q: Dear Lawyers, My employer didn`t proceed with processing my employment visa. They managed to apply for a labor card, but then held the process and sent me a WhatsApp message stating they would not proceed. I worked with them for one month. They decided to terminate the contract and stop the visa process. I signed the job offer with a 10k salary, but the labor contract mentioned only 5k. Until now, they have not paid my one-month salary. They told me they would pay my one-month salary after I returned all the company equipment they gave me, such as phones and a laptop. Q: Dear Lawyers, The former owner of a unit sent an email to the tenant stating he wouldn`t renew the contract as the unit was being sold. Q: Dear Lawyers, Can you request an arrest warrant for a manager to force payment in the execution? I have won a labor case against my company in the appeal court for non-payment of dues. I have also filed for execution. Can I get some clarity on what happens once the execution is filed? It has been more than 3 weeks since it was filed. The applicability of the existing contract between the previous owner and tenant to the new owner
Q: Hello, I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant`s contract will end at the end of November. We talked with her, and she is willing to leave earlier. The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days` written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract." So, if I buy this apartment, will the rules stated in the contract between them apply to me as well? In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days` notice. Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough? Thank you!+4
