How to speed up buyer’s bank account opening and claim security deposit if delayed?
Q: Dear Lawyers, I am selling an apartment in Dubai to a US-based buyer. The Form F was signed at the end of May and has been extended twice to allow the buyer to secure financing. They have received pre-approval and are now waiting for the final offer letter. To obtain the final offer letter, the buyers (husband and wife) need to travel to the UAE to open a bank account. Due to personal circumstances, they cannot travel together, which means the bank account will not be opened for at least another two weeks. The Form F is expiring in three days. What are my recourses as a seller to: a) force the buyer to expedite their travel plans to open the bank account, and b) claim their security deposit held by the agent if they do not expedite their travel? Additionally, if I file a claim for their security deposit, will I be blocked from selling my property to someone else until the claim is resolved?

Can we stay until the contract ends despite management change and rent increase?
Q: Hello, Our building management is changing, and we have a contract with them until November 15, 2024. We have paid up to that month. On August 24, they messaged me on WhatsApp that they are changing management effective September 1, 2024. They only gave us a 7-day notice, which was not written but only communicated via WhatsApp. The new management is now saying that they will increase the rent to 70K, while our current rent is only 46K. This massive increase is too high, and the notice is too short. Do we have the right to stay in the property until our contract ends, even though the management is changing?+2

How can I recover my money with a hold on my account due to a remitting bank request?
Q: Hello experts, I have a hold on my bank account even though I have shared all the requested documents with the bank proving that the money belongs to me. However, they keep insisting that the remitting bank requested a recall. Today, I received a notice of account closure from my bank. When I inquired about the amount on hold, I was informed that only the available balance will be issued via a manager`s check. The issue has been ongoing for almost 5 months now. Does my release from the police mean the complainant dropped the case?
Q: Dear Lawyers, I was detained yesterday at Al Barsha Police Station regarding a complaint against me for theft. I was released this afternoon. The police told me I am released, but they didn`t give me any paperwork. My relatives went to the police station, and they were informed that I am "clear" and released. I checked the Dubai app with my case number, and there is no judgment date, session number, or prosecution date. Does this mean the complainant dropped the case and the travel ban is lifted?

Obtaining a copy of the partnership agreement and canceling a blocked partner visa
Q: Good day, I would like to know where I can get a copy of the partnership agreement, as the acting partner/manager has not provided us with one. He has all the access. Additionally, how can I cancel my partner visa? I hold a 49% share, another lady also holds 49%, and the acting partner/manager holds 2%. The trade license expired three years ago, in 2022. I went to Amer, and they said they can’t cancel the card because it is blocked. My grace period already finished on August 18, 2024, and I have incurred fines. I met with a local agent, and she asked for 3000 AED from each of us two partners to cancel the visa. As of now, I only want to cancel my visa and work peacefully for the company.
