Should renewal be 9 or 12 months if an eviction notice was sent 3 months before expiry?
Q: Dear Lawyers, I sent an eviction notice 3 months before the expiry of the contract. During renewal, the tenant is asking for a 12-month contract, but I refused and only offered 9 months to complete the eviction notice period. Am I legally right, or should I sign the 12-month contract and file a case against him in September?

Is an MOU still binding after delays due to rain if it contains a force majeure clause?
Q: Dear Sir/Madam, I signed an MOU on March 22, expecting building completion in April. The MOU had an expiry date of April 22; however, due to rain on April 15, the completion was delayed until May 30, 2024. I received the BCC on June 17 from the developer and paid for the pre-title deed on the seller`s behalf to expedite the process. Now, I have completed the pre-approval and valuation, but the bank is asking for the handover notice to release the final cheque, which the seller is refusing to share. The seller claims the MOU has expired, but it includes a force majeure clause. So, is this MOU still binding or not?

The landlord does not sign the move-out permit upon contract end. What options do I have?
Q: Dear Lawyers, My rental contract expires in mid-August. I don`t owe any money to my landlord; all rent is paid. They contacted me 110 days before expiration and mentioned a rent increase if I choose to renew. I responded that I do not intend to renew. I plan to move out next week and requested a move-out permit 10 days ago. The Community Management has already sent four requests to the landlord`s company to sign the permit and has called them several times. Each time, the landlord`s company claims someone else is responsible. I have also contacted the landlord`s company, encountering the same issue; they cite different responsibilities. Responses to my WhatsApp messages are evasive. Today, the CM informed me that if the landlord does not sign, I will not be allowed to move out, and the community management cannot intervene. Q: Hello, I need help! A year ago, my previous employer filed a complaint at the police station accusing me of abuse. He did this because I had taken him to the labor court for not paying my salary. The labor court case was resolved, and I received my salary. However, the police complaint is still pending. Initially, the police took my statement and informed me to wait for a court summons. Unpaid for 5 months: Should I leave immediately or file a complaint with MOHRE?
Q: Good day! I would like to seek advice regarding my situation. I am currently employed by a Freezone company under a limited contract valid until October 2024. The issue is that they haven’t paid our salaries for 5 months (since February 2024). We have been receiving monthly promises that they will pay and settle the amounts, but we haven`t received anything. I tried talking to the management and sent them emails, and they again promised that they will settle everything in 2 months. I want to know my rights and if it is possible to leave without the notice period since they are already in breach of contract. Is a non-renewable rental contract clause enforceable under UAE law?
Q: Dear Lawyers, While signing a rental renewal contract, the following clause is added: "This contract is a non-renewable contract, and the tenant agrees to vacate the premises at the end of the tenancy contract. He acknowledges that he has no right to file or claim in the future any lawsuit or compensation claim against the owner regarding this property, including what’s in it." The tenant signs the contract. My questions are: Q1. Is it legally enforceable within the UAE legal system, as it basically contradicts the basic rights of residents and tenants in the UAE? "No one has the right to prevent another person from resorting to the judiciary." Q2.
