Can the seller change the terms after we signed an MOU for the purchase of an apartment?
Q: Hi, After we signed an MOU to purchase an apartment, the landlord added another requirement (not listed in the MOU) that we should allow the current tenants to stay in the apartment until September, when their lease agreement finishes in March. I have two questions: Can I back out of the MOU (the owner has not signed yet) based on this unforeseen condition? If the owner signs the MOU, can I send a letter to evacuate to the tenants as an intended landlord? Thanks

How to prove your innocense if your act is linked to a series of acts that constitute a crime?
Q: Article 89 of Federal Decree No. 31 of 2021 promulgating the Crimes and Penalties Law stipulates that “If several crimes are committed for one purpose and are inseparably linked to each other, they must all be considered one crime and the penalty prescribed for the most severe of those crimes must be imposed.” Since the four accused were committed for one criminal purpose, and the link between the first, second, and third charges was inseparable, as they were organized by one criminal plan with the accused committing several acts that together formed a single criminal unit intended by the legislator, the court, therefore, considers it one crime and punishes it with the penalty for the most severe crime. That is in accordance with the provisions of Article 89 of the Crimes and Penalties Law, as will follow in the operative part of the ruling. Can I close my LLC company and pay off all my debts and liabilities if the the license is expired?
Q: Good Morning, I want to close my company (an LLC located in Sharjah) and leave. I have personal and company liabilities which I plan to settle before I leave. My company license ended in December 2024. Can I pay off personal debts and company liabilities without renewing the company license (including renewal of tenancy contract) in the next 2 to 3 months? I want to avoid license renewal fees and tenancy contract associated costs since I am anyways planning to leave. Is that possible? If so, how much time do I have? Thanks for your advice.+6

We signed MOU to purchase a house on a mortgage and it got delayed. Can the seller ask for compensation?
Q: Hello to all. We are purchasing a house with a home loan. We signed the MOU on 31/10 and unfortunately, it took the bank approximately 2 months to complete the whole process. Now the MOU has already expired and the seller is asking for an additional 10% security deposit as compensation for the delay. It is not our fault as we don`t have control over the bank approvals. Can they do that? Are we protected from DLD in this matter as the property is under mortgage? Thank you

Can a newly added no sharing clause impact a 5-year living arrangement with friends?
Q: Dear Lawyers, I am a tenant in Dubai and rented an apartment five years ago. It was understood that I would stay in the apartment with my two friends, but this was not documented anywhere. Today, the landlord is unhappy with the rent amount, as rents have risen higher than he can legally increase it. In my latest contract from this year, a line was added in the additional comments stating that sharing is not allowed. I didn’t notice this and signed it, although this clause was not in previous contracts. My question is: can they use this clause to cause any issues for me?+5

Is it possible to hold a general manager responsible personally for a company debt?
Q: I am being pursued for a debt of 290,000 dirhams in the UAE by twofour54, the media free zone in Abu Dhabi. The debt is historic, 10 years old, and it is a company debt, not a personal one. I am a UK citizen currently visiting Dubai and wish to contest the disputed amount. I was the general manager, so I’m unclear why I am being pursued personally. Can a settlement be negotiated? What can I do if the tenant is subletting my property and not paying rent?
Q: The tenant is not paying and subletting nor getting utilities connected in their name. He also changed the door lock after moving in. His security cheques and rental cheques are bouncing & he knows that he will get a. notice so he is prepared for that too. He is part of a tenancy scam where these people pay the first month`s rent as cash then the security deposit post-dated cheque which gets bounced. Can we file a lawsuit directly or do we have to first send a notary notice for vacating and cheque bounce? Can one notice serve both? And can we go to our flat and get details of those staying there? Please advise. They also changed locks and only last month Ejari was signed.+5

Does the appeal period for a labor judgment include weekends?
