Should both co-owners be listed as landlords in the tenant’s contract renewal?
Good afternoon,
My husband and I recently purchased a property with a tenant. We would like to renew the tenant’s contract under the same terms, and the tenant agrees.
My question is: Should the landlord and lessor stated in the contract include both my husband and me, or is it sufficient to list only his name?
We are co-owners, with a 50/50 split.
Thank you for your assistance!
According to UAE law, since you are co-owners with a 50/50 share, both of your names should be included in the tenancy contract.
It is not sufficient for only your husband's name to appear if you own half of the property.
We specialize in such matters and can assist you with the required legal procedures. Feel free to contact us via WhatsApp for further details and legal consultations.
Dear Client,
Thanks for your question! I hope you are doing well. I will assist you in this matter.
As 50/50% co-owners, both you and your husband have equal rights to the property. Ideally, both names should be listed on the tenancy contract as landlords to accurately reflect joint ownership and protect both owners' interests.
However, it's not strictly necessary to list both names; one co-owner can act as the representative landlord on the contract.
If you choose to list only one name, ensure you have a clear agreement between yourselves regarding property management decisions.
Regardless of whose name(s) appear on the contract, both owners remain responsible for obligations towards the tenant.
For transparency and protection of both owners' rights, including both names is recommended.
Thanks & Regards,

Hi,
Pursuant to your query, it is better to check the title deed and follow it.
If both your names are mentioned, include both names on the tenancy contract, and both should sign.
Good afternoon, and thank you for reaching out!
Since you and your husband are co-owners of the property, both of your names should ideally be included in the lease agreement if you are both involved in the decision-making regarding the property.
While it is possible for one of you to be listed as the landlord in the contract, it is highly recommended that both names be mentioned to reflect your joint ownership and ensure clarity in the legal documentation.
Therefore, you may choose to have both of your names listed as landlords in the new contract, especially if both of you are equally responsible for the rental agreement.
If you need further assistance with the renewal process or drafting the new lease contract, feel free to contact me. I would be happy to assist you in ensuring everything is in order.
Thank you for your trust, and I look forward to your response!
Kind regards,

According to UAE law, both co-owners must be listed as landlords and lessors on the contract. This means that both your husband and yourself should be listed as landlords and lessors on the contract.
This is to ensure that both parties have equal rights and responsibilities in the tenancy agreement. It is important to have both names listed to avoid any potential disputes in the future.

Hello,
When you and your husband are co-owners of a property, both of you have equal legal rights over the property. Therefore, when it comes to the tenancy contract, it is legally acceptable for the landlord to be listed as either:
Both you and your husband (as co-landlords) or just one of you (e.g., your husband) as the sole landlord, provided there is a mutual agreement between both co-owners.
If you choose to list only your husband's name as the landlord, this does not affect your ownership rights over the property but simply streamlines the process.
However, for clarity and to avoid potential disputes, it is advisable to add a clause in the tenancy agreement or attach an acknowledgment that you are both co-owners.
It is also important to ensure that the updated tenancy contract is registered with the relevant authority (such as Ejari in Dubai) to accurately reflect the new landlord(s).
