Tenant refuses to vacate despite registered email notice
Q: Dear Sir/Madam, I gave a 12-month notice to vacate to my tenant, using the registered email service from Emirates Post. Now, two weeks before the eviction date, my tenant refuses to leave the apartment claiming the notice was not given rightfully and that the notice letter must be stamped by Dubai courts and be delivered in English and Arabic, and that the registered email is not recognizable by law. As far as I understand it is an either/or question: either you send the vacation notice through the Dubai courts or you send it privately through registered mail, where it is not necessary for the notice to be stamped and attested by the court. Q: Hi. I paid an advance of AED 5000 to purchase a car. The next day we met at RTA but the car failed the inspection test. The seller also (verbally) committed to me to provide full-service history which he did not bring. Unfair maintenance charges for vacated apartment - What to do?
Q: Dear Sir/Madam, We vacated our 1 BHK apartment after a year. Recently, we received an email from the management regarding maintenance charges of AED 5812. The details show pictures of almost everything in the house that are not damaged. They have mentioned that they need to replace everything with new items, including the toilet paper handle, shower cap, shower head, valve, soap handle, and so on. When we asked the management why they needed to replace these items, they simply responded by saying that Dubai properties are expensive and they are very strict. However, they could not provide a reason as to why these items needed to be replaced when they were not damaged. They only said that new items are given to new tenants, and the same would happen to the next tenant as well. We have disputed these charges, but the management responded by saying that they do not have a dispute team and we are required to pay the full amount. How to recover unpaid funds from a guest who left without paying?
Q: Dear Sir/Madam, We are a registered company that provides accommodation in Dubai. One of our guests partially paid for his stay and claimed to have an issue with the bank. He promised to pay the remaining amount before departure, but left the property without informing us and left an unpaid bill of 6000 AED. After departure, the guest apologized for the delay in payment and assured us that it would be paid shortly. However, the payment has not been made yet. It has been over a month now, and the guest continues to acknowledge the debt and promises to pay as soon as he has funds (there is proof of this through multiple messages). Credit card fraud: Bank threatens travel ban and civil case
Q: Dear Sir/Madam, I need some advice. I had a credit card that I cleared when I learned about the acquisition of the bank by another one. After settling all my dues, I kept the card at home and stopped using it. However, I experienced a fraudulent transaction on my card, amounting to close to 32,000 AED. When I received a message from the bank with an OTP, knowing that I did not initiate the transaction, I immediately called the bank to block the card. They asked me to file a dispute, which I did, and they assured me that the transaction would be stopped since the card was blocked. Unfortunately, two days later, on October 19, 2020, the money was deducted from my account. After the acquisition, the bank advised me to fill out the dispute forms again and file a police report, which I did. I have kept all records from day one until now, which has been almost 2.5 years.
