Q: Dear Respected Lawyers, Subject: Request for Legal Advice Regarding Unlawful Practices by a Debt Collection Agency I would greatly appreciate your advice and guidance regarding a troubling issue my colleague is facing with a collection agency. The company has been contacting the employer, urging them to ask my colleague to get in touch with them regarding a supposed liability. This claim is related to a 15-year-old closed dispute with a bank credit card, and the issue seems to stem from outdated and inaccurate information on the AECB report. Our main concerns are as follows: Unauthorized Access: The company is accessing her AECB report without her consent. She has never given permission for them to retrieve or view her personal financial information. How is it possible for a third-party agency to openly access and track AECB reports, especially for a dispute that was resolved 15 years ago?

I invested money in a business but my partner is removing me out from partnership. Can I pursue legal action?
Q: Hi I`m an Irish citizen and a resident of the United Kingdom. I got investment fraud in Dubai. I invested money into a business with a Pakistani national guy in March 2024 via bank transfer into his business account. Now he`s giving back the money which I invested in business after 9 months. He`s preparing a letter from a local lawyer to kick me out of the business. I do not have any other option than to take out at least my money. But it`s unfair to me that he used my money in business and took all the advantage. Some people say to me that if you claim money or take legal action against him, it will take too much time and I need to travel to Dubai to appear in court because it is a civil matter. But I`m not a resident. How can I follow the civil case there? That`s why my partner knows that I can not do anything and this case keeps running long time and in the end nothing happens. But I`m thinking that I will submit a complaint through my embassy and I also have a solicitor in the United Kingdom.

I was evicted from my apartment to be sold but it was gifted and rented at a higher price. What can I do?
Q: I was evicted from my apartment after living there for five years. My landlord informed me a year in advance that the lease would not be renewed because he intended to sell the property. Prior to this, he attempted to impose a rent increase that was not compliant with RERA regulations, which I refused to accept. He then served me with an official Dubai Court eviction notice, citing the need to take back the property for sale. Five months after I moved out, I discovered the property was rented out at a much higher price. Upon further investigation, I found that the ownership was transferred as a "Gift" rather than a sale. This makes it seem like the eviction was only to raise the rent rather than a genuine need to sell. Do I have a valid case for wrongful eviction against my landlord? Also, under Dubai law, does transferring ownership as a "Gift" hold the same legal grounds as selling in justifying eviction?

A company in the UAE failed to provide the service we paid for. How can we refund our money?
Q: We are a UK-based company that paid for a UAE agency to complete a photoshoot for us. Some time passed as we were struggling to schedule a shoot in our schedule. They also delayed the matter due to a lack of availability for them. They promised us a shoot by November but then stopped responding to us. We threatened legal action and now they are only offering a refund of approximately 18%. Please could you advise me on how to move forward as they have cheated us?

Please note that my labor case is currently in the execution stage. Despite taking multiple steps, the employer is disregarding the court`s decision and continues to ignore it. I bought a property and served an eviction notice. Can the tenant refuse to leave on time?
Q: I bought my first UAE property in October in Springs for myself and my partner as a family home. The property has a tenant but a 12-month notice had been served to him to leave in February (the notice reason said for renovation). He had told the old owner and the estate agent he would be open to even leaving earlier. As soon as the sale went through, he went silent. I have messaged to ask for access to the house so I can get a building quote for the works for me to renovate once he moves out which he ignored and has ignored any attempt I have had to call him. Yesterday he filed a Rental Dispute claim against me to extend his lease for another year which is really confusing. I cannot afford to pay the mortgage for the property and live elsewhere. I only bought the house knowing a notice had been served and he was leaving so I could move in myself to start my family.

I signed an MOU to purchase a property and paid the amount but the seller didn't provide NOC. What to do?
Q: I decided to purchase a penthouse in Abu Dhabi. I signed an MOU with the seller through a broker. The seller had a mortgage obligation with the bank. The mortgage amount was slightly higher than the transaction amount. According to the terms of the MOU, I paid off the seller’s mortgage to the bank, covering the purchase amount, while the seller paid the remaining balance. Sometime after my payment, the broker sent me a Mortgage Release document confirming that the penthouse no longer had any encumbrances. Next, the seller was supposed to obtain the NOC, after which we would go to the municipality to transfer the title. However, the seller has not obtained the NOC! According to the broker, the seller is disputing the amount assigned to him for payment by the management company and seemingly intends to sue the company. It has already been three months since my payment! The broker says that the seller is willing to sign a court document that would ensure my guarantees. Is this true?

What can I do if a company is recording voices in my house through a work laptop?
Q: Good Day! my concern is that I had a relationship with a boy and he went on vacation. As he requested to help him with his work during his vacation period, he gave me his laptop and told me his company would use some of his files remotely. I only have to open the laptop and keep it connected to the internet. They have done their work from time to time and I have seen they did the voice recording. When I checked, they voice-recorded the daily activities of my room. I asked my BF and he said he didn`t know about this and he asked his IT staff. IT Staff mentioned that as per his managing director; `s instructions, they did it and if anything happens he will hold the responsibility [I have a screenshot of this conversation]. Since I`m really worried about my privacy, I would like to know what I can do about this matter and how I can file a case against them. I gave a brand expensive watch to agent for service and they changed delivery and fees. What can I do?
Q: Dear. I gave a brand and expensive watch to an agent for service. Only `normal service` at the beginning of 2024. They gave me an estimate and completion time and on this basis, I agreed. Later, they changed the price for service and time for completion many times without my agreement, I told them this was not acceptable because I already agreed and given my watch. Until now, my watch is not done and they have not replied to me with an update or anything. I have already reported this to consumer protection in Dubai. They already spoke to them but no use and told me I could try legal action if I wanted. I am confused and cannot believe a famous shop can do this with a business license and take valuables like this. Kindly give me an idea of what I can do. I have all communications in email and sms. The landlord served me an eviction notice for sale. Can I stay if I prove his intention is to increase rent?
Q: I have been renting an apartment in Dubai for 5 years. The landlord was not happy last 3 years as they were not able to raise rent more than the RERA calculator. In 2023, they sent me an email, non-notarized, asking me to evict the property for the reason of personal use. I refused this as it did not go through court and the contract was renewed for another year. This time, in 2024, they sent a court eviction notice with a reason for sale. It was sent 12 months before the end of the contract. In the period since the notice was sent, they did not try to sell the property or list it anywhere for sale. My question is, can I dispute the notice based on the reason they do not show any intent to sell, and that I suspect they only want me out so they can re-rent it higher?+8
