Q: Greetings, I shared a photo of a cheque with the payee for verification purposes only, not for deposit. Our WhatsApp communication has been clear on this. I recently found out that it may be possible to encash a cheque using a photo or printout instead of the original cheque… Now, I worry the person may actually deposit the cheque using the photo I shared. Is this possible or plausible, would this be a fraud? Should I preemptively block the cheque? The jurisdiction is Dubai. I still have the physical cheque in my possession. Terminating an employee after sick leave and claiming compensation
Q: Hello, My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go. I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me. I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment. The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training. Does my employer have the right to charge me such a fee and not pay my salary?

The new landlord is requesting changes and a new deposit. What to do?
Q: Dear Sir/Madam, My landlord renewed the contract with me just a couple of weeks before expiry and collected a single cheque out of the 2 agreed upon. However, after 1 month, he sold the property without my knowledge. Now the new landlord is asking me to sign a contract with him as the previous one is not valid since he is the new landlord. I hired a contractor for works in my villa and failed in performing obligations. What can I do?
Q: Hi, I got an approved contractor in my villa for bathroom and kitchen work but he really failed to bring what he promised. The finishing is really really bad. Parts of the ceiling are falling down every few days. The kitchen is in a very bad shape, they used silicon to attach tiles instead of glue. Some doors fell off after a few times using, and some doors can’t even be opened because another door is blocking their way. The toilets are a total mess, some tiles are broken, the door frame got destroyed with the work so they took some glue and painted above, the bathroom tub is not fixed and can be moved. They closed one part of the walls with a tile without removing the window, they installed a fake wall in front but forgot to close the window, so the window is open from the outside but can’t be closed because of the new wall. These, are just a few, really few things. In the contract we agreed that he would finish the work by the 19th of December, any delay causes an AED 1000 fine a day. أسئلة وأجوبة

Unit registration delays, slow construction. Can I cancel SPA for a refund?
Q: Hi, I purchased a unit in July. I`ve requested Oqood several times to no avail. They responded that the registration will take time, and the delay is from DLD. I checked with DLD, and they informed me that no registration application had been made in my name. Additionally, when I purchased the unit, I was promised several things, including Golder Residency, and a flexible payment plan of (70/30), but that was all untrue. Furthermore, I realized that the developer provided their direct bank account rather than an Escrow account, which raised a red flag for me. The contract stated that the completion time is July 2024, but the construction progress is still under 20% as per the DLD website. I have the intention to cancel my SPA and request a refund.
