How to evict tenant with expired Ejari contract and unpaid rent?

I have bought a villa in which a tenant is living. The last tenancy contract registered with Ejari expired in 2021.
The tenant has shown me a new tenancy contract in his mother's name, which is not registered in Ejari.
How can I evict the tenant?
He claims to have made one payment and is unwilling to pay the rent further.

Even though the contract is not Ejari registered, it might still be valid if it adheres to Dubai's Tenancy Laws.
Check the contract for clauses regarding renewal, termination, and rent payment delays.
If the tenant has breached the contract (not paying rent), you can serve them with a legal notice to vacate the property and if he didn't follow the eviction, you can inform the DLD and get it solved.
