Fixing a persistent ceiling leak in an apartment with minimal hassle
Q: Dear Community, I am seeking your support and guidance regarding an issue in my 2-bedroom apartment in Sharjah. The hall of my apartment has been experiencing leakage from the center of the ceiling for the past 4 months. Despite my repeated complaints and requests to the real estate company, they have not repaired or solved the problem. I bought an apartment and the previous owner served eviction notice. Do I need to serve a new one?
Q: I recently bought an apartment with an existing tenant. The previous owner served the tenant an eviction notice via Dubai Courts. By using this notice, can I evict the tenant or not? The eviction period ends on September 2023 and the current contract ends on April 2023. If I can evict the existing tenant, how should I prepare a new contract? Is it enough to prepare a 5-month contract and refer to the eviction notice in additional terms?

Is there any law regarding the nuisance caused by neighbors in the resting time?
Q: Are there any rules and regulations in Abu Dhabi that forbid the tenants to create disturbing sounds such as drilling, and other maintenance-related jobs on the weekends at their homes? I can not find any resources online. I appreciate it if someone could provide an answer.

What happens when the property is sold mid-lease?
Q: Dear Sir/Madam, Does the existing tenancy contract between the tenant and the previous owner remain in force even after the new landlord has purchased the property in the middle of an ongoing lease? And when should a new tenancy contract be made? Should it be made immediately after the property has been sold, or at the end of the ongoing tenancy contract signed between the previous owner of the property and the tenant? Also, does a new contract have to be in place for the tenant to exchange the cheques, or does the existing tenancy contract with the previous owner remain valid for the purpose of exchanging the cheques?

Q: We are an Abu Dhabi foreign branch office of Bahrain and Bahrain is owned by the UK. We have successfully registered our logo with MOE using our Abu Dhabi trade license. However, our UK office said that all IP should be under the name of the UK head office. The UK wants to assign the trademark/logo to the UK head office. Can we assign/transfer the right to the UK? Q: Hello I lost my passport during shifting and I reported a lost certificate. Then after 5 to 6 days, I found my passport. After a few days, I was going to my country and immigration stopped me. They said first you have to clear your case. So then, I cleared my case from the police station and they said you are clear now. But in my Dubai police app, it`s still pending. How can I guarantee the safety of my child and I if I file divorce against an abusive husband?
Q: I am an Indian lady who is suffering domestic abuse and violence with video evidence. I work in the UAE and my husband is on a visit visa. He is traveling back to India and this is when I will issue the divorce papers. My fear is he will come back to the UAE and abuse me further once he sees the divorce papers. Can I file a case to raise the child maintenance from outside if my ex-husband is in Dubai?
Q: Hi! I divorced my ex-husband in Romania where we were married. At that time, his salary was low because of the Covid situation and the court assigned him to pay our son`s maintenance of 300 euros. He has moved to Dubai (he was a pilot in Romania and he now works for an airline in Dubai). He makes a lot more, wouldn`t tell me how much but based on what I read online about the company, he is making between 7-8000 euros. He rarely comes back to Romania to see our son and he refuses to raise the child support amount he gives to him. Is there anything I can do according to the UAE laws considering I am not a resident of your country?
