Dear questioner,
Law No. 26 of 2007, as amended by Law No. 33 of 2008, regulates the relationship between landlords and tenants of properties in the Emirate of Dubai. It stipulates:
"The landlord has the right to request the eviction of the tenant from the property before the end of the lease term if the tenant fails to pay the rent or any part thereof within thirty days from the date of the landlord's notification of payment, either through a notary public or registered mail. This is unless the two parties have agreed otherwise (Article 25/1/a).
and
The landlord has the right to request the eviction of the tenant from the property at the end of the lease term if the property owner wishes to reclaim it for personal use or for the use of immediate family members, provided that the landlord can prove the lack of suitable alternative for that purpose. The landlord must notify the tenant of this reason for eviction at least twelve months prior to the specified date of eviction, and the notification should be sent through a notary public or registered mail (Article 25/2/j).

The landlord has the right to request the eviction of the tenant from the property at the end of the lease term if the property owner intends to sell the leased property, provided that the landlord notifies the tenant of this reason for eviction at least twelve months prior to the specified date of eviction. The notification should be sent through a notary public or registered mail (Article 25/2/d).
