A tenant is refusing to vacate commercial property in Dubai - what can I do?
Q: Dear Sir/Madam, I purchased a commercial property office in Al Barsha Heights Dubai in May 2023. It was rented and an eviction notice was issued on December 19, 2023. The tenancy contract/Ejari expired on April 24, 2023. The tenant agreed and signed in the addendum terms that he would send a written request to the owner to renew the contract 45 days before the expiry date and that he would pay the rent as per the RERA review. However, he has not sent any official email to the previous owner or the new owner to renew his contract/Ejari. One month has passed since then. Meanwhile, the previous owner has sent emails to the tenant from her registered email stating that she will not renew the tenancy contract after it expires on April 24, 2023, and that he should vacate the office on the expiry date. She also informed the tenant that the office has been sold. The tenant is now living in the office without renewing the contract and is saying that he can live there until December 18, 2023, as per the eviction notice. In this situation, what action can I take as the new owner?

Q: As-salamu alaykum, I am an Indian living in Dubai and I want to marry an Ethiopian woman who lives in her country. I would like to marry her as my second wife without the permission of my first wife, who lives in India. Polygamy is illegal under Indian law, so I am wondering if I would be prosecuted by the law in India or the UAE if my first wife files a complaint about this issue.

س: السلام عليكم، ما حكم كسر باب المنزل والدخول إليه بدافع إطفاء حريق في بلكونة شقة أخرى مقابلة لشقتي؟ علمًا بأنه لا يوجد أي أثر لحريق في شقتي. تم إتلاف ممتلكات خاصة والعبث بها وسرقة أشياء ثمينة. كاميرا الممرات وثَّقت كل من دخل إلى منزلي ولم يكن به حريق.

اتهام شخص بحادثة سرقة منذ عام بناءً على سرقة حدثت اليوم واعترف بها
س: السلام عليكم، صديق لي سرق وتم حل المشكلة مع مدير المكان في نفس يوم السرقة بشكل ودي. بعد مرور أيام، اتصل به صاحب المكان يتهمه بسرقة مبلغ من المال لموظفة قبل عام تقريبًا مهددًا إياه بوجود كاميرات وشهود شاهدوه يتجول كثيرًا في المطبخ بالقرب من مكتب الموظفة. هدده أيضًا بحادثة السرقة التي تم حلها بشكل ودي واعترف بها. صديقي لم يرتكب السرقة التي قبل عام. ماذا عليه أن يفعل والمدير يهدده قائلاً: "سأقدم ضدك شكوى للمباحث وإذا سألوني لمَ تتهم هذا الشخص، سأقول أنه سرق قبل أيام". الآن صديقي مُهدد إما بإرجاع المبلغ، وهو لم يفعل ذلك، وإما بتقديم بلاغ وابتزازه بحالة السرقة التي تم حلها بشكل ودي. أرجو الرد!

How to protect my rights during divorce as a Muslim woman?
Q: Dear Sir/Madam, My husband wants to divorce me, but he does not want to contact our Sheikh or anyone else. He said that I need to do that. If I do that first, will it affect me in the future? We have a son. I am not currently working. Is there any chance that they can take my child from me? We are both Muslim, and my son is of the same nationality as me (his father is a different nationality). In the case of divorce, is there any payment from the husband for the child?
