Can I email my tenant the non-renewal notice, or does it need to be notarized?
Hello,
If I am to evict my tenant at the end of the tenancy (property in Abu Dhabi), can I send the tenant an email (registered in Tawtheeq), or does the notice have to be through the notary public or registered mail?
Do I need to give a reason for non-renewal?
Dear Inquirer,
Thank you for your question!
In Abu Dhabi, if you intend to evict a tenant at the end of the tenancy, the notice must generally be served in writing and through a legally recognized method, such as registered mail or notary public notification, to ensure it holds legal weight. An email alone is not sufficient, even if it’s registered in Tawtheeq.
Additionally, providing a reason for non-renewal is recommended and may be legally required depending on the nature of the tenancy and eviction grounds.
To avoid legal complications and ensure proper notice is served, we recommend booking a consultation with us or authorizing our office to act on your behalf.
In Abu Dhabi, a landlord can choose not to renew a tenancy contract without giving a reason, as long as a written notice is served at least two months before the contract ends (three months for commercial properties).
While notice can technically be sent via email (especially if it's the email registered in Tawtheeq), failure to give proper notice may result in automatic renewal under the same terms.

In Abu Dhabi, an eviction notice must be sent to the tenant via a notary public or registered mail. Sending an email is not sufficient, even if the tenant is registered in Tawtheeq.
You can not give a reason for not renewing, but the notice must be sent at least 60 days before the expiry of the contract, according to the rental law.
Dear questioner,
It is advisable to send a notice through the public notary instead of sending it directly through registered email. There is no need to show a reason; if you have one, you can include it.

Hello,
The most reliable methods to ensure legal compliance and proof of delivery are through a Notary Public or registered mail.
These methods provide documented evidence that the tenant received the notice. While Aramex provides proof of delivery, it's safer to use a Notary Public or Registered Mail.
You are not required to provide a reason for not renewing the tenancy agreement if you give the tenant the legally required two months' written notice before the end of the tenancy contract.
Dear Questioner,
Thank you for your inquiry!
In Abu Dhabi, if you wish to terminate the tenancy at the end of the contract, you must serve a minimum of two months’ notice prior to the expiry date.
Please note that email, even if registered in Tawtheeq, is not considered legally sufficient for such notice.
To ensure legal validity and avoid future disputes, the notice should be sent via one of the following methods:
- Notary public, or
- Registered mail with proof of delivery.
Additionally, if you are ending the tenancy at the natural end of the contract, no specific reason is required, unless your tenancy agreement includes a clause that demands one.
Should you require assistance in drafting or delivering the notice correctly, feel free to reach out to us.
