0
Q: We are a general trading company based in Dubai, and we are considering renting a space in the city for a retail point to sell food and beverage products.
However, the landlord of the intended retail space is not willing to provide an Ejari contract.
We would like to inquire whether, under Dubai law, we can operate a retail business without an Ejari contract for the rented space.
Additionally, our company already has an office in Dubai with a registered Ejari contract.
Would it be possible to use this existing Ejari contract to obtain the necessary approvals for retail activities in the new rental space?

Having received my judgment amount, am I also entitled to the Dubai Insurance amount? 0
Hello,
After I filed for execution in Abu Dhabi Enforcement Labor, the company deposited the judgment amount in the court bank account. I have finally received my judgment money in my bank account.
Could you please advise about the Dubai Insurance amount of AED 20,000 still showing in the system, as Dubai Insurance was the counterparty and the case status is still showing "In Enforcement"?
Will I receive this insurance money as well, or will it be returned to Dubai Insurance?

عرض الجميعCan a MOHRE non-payment certificate help transfer my UAE visa before a court case is filed? 0
Hello,
Is the following correct regarding transferring the UAE visa?
The non-payment certificate issued by MOHRE can allow you to transfer your visa in the UAE, even if your case has not yet been registered in court. Here’s how it works:
Non-Payment Certificate from MOHRE:
- What It Is: The non-payment certificate from MOHRE confirms that your employer has failed to pay your wages or commissions, which is considered a violation of labor laws.
- Importance: This certificate serves as proof that your employer is not fulfilling their obligations and supports your case for a visa transfer to a new employer.
- MOHRE’s Role: MOHRE issues this certificate based on its mediation process with your employer. If your employer is uncooperative, refuses to pay, or fails to respond to MOHRE’s attempts to resolve the issue, MOHRE will issue the certificate.

I secured a mortgage from the bank and the broker kept delaying until the MOU expired. What to do? 0
Hi,
I need some guidance regarding a property transaction that is not progressing as expected.
My broker initiated a manual Memorandum of Understanding (MOU) between me (the Buyer) and the Seller, with an expiry date of 01/02/2025. Within this period, I successfully arranged the bank mortgage, property evaluation, and NOC.
However, the broker started giving excuses, such as the seller being hospitalized. Later, the broker attempted to arrange a Power of Attorney (POA).
However, after that, they started ignoring my messages and calls. It now seems like they no longer intend to proceed with me, and the MOU has already expired.
Meanwhile, my bank EMI has already started, and I have paid two monthly installments. The broker is still unresponsive. I have raised multiple complaints through DLD RVS against the broker, but the response has been very slow and unsatisfactory.
I’m feeling stuck and financially burdened.
Please advise

How long does child support enforcement take, and how can I speed it up? 0
Hello,
I filed an execution order against my ex-husband to ensure he pays child support. The judge issued an order to impound his vehicles and accounts; however, this has not yet been carried out.
Could you advise on how long this process typically takes and whether there are any additional actions I can take to enforce the payment?
I would appreciate your guidance on the best course of action to ensure my ex-husband complies with the order.
Thank you for your time and assistance!

Can a landlord evict a tenant based on an email, even if the official notice was served afterward? 0
Hello,
Good day!
My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are:
- For personal use or close relatives.
- For sale.
Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025.
For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail.
Based on this, I renewed my contract at RDC for another year on the same terms.
Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025.
What are my rights?

Good Day,
May I ask what the maximum time is to get approval for the reconciliation enforcement request for the Debtor Installment?
A criminal case was served and closed, but a civil case is active; that's why there is an execution.
Once I get approved, can I apply for a new visa?
Thank you.
