My tenant was supposed to vacate as per the contract. Can I rent the property to another tenant?
Good morning.
My tenant was supposed to vacate the property on 15th April 2025 as per the contract.
Now he is not answering the phone, and the property is still in use.
Please guide the way forward. I have already rented the property to a new tenant.
Even though the contract has expired, send a formal written notice (via registered mail with acknowledgment receipt and email) to the tenant.
Clearly state that their tenancy contract expired on April 15, 2025, and they are required to vacate the property immediately.
Mention that you have a new tenancy agreement in place, and their continued occupancy is causing significant issues.
If he is not responding, we have to proceed with RDC to evict him from the property.
We will let you know the procedures to be undertaken in detail. Kindly share your WhatsApp number to discuss this further.

Hello,
Good morning.
This is Fawzia Mohd Lawyers. Thank you for reaching out to us regarding your tenant situation.
As per your contract, your tenant was supposed to vacate the property by 15th April 2025.
Since the tenant is not responding to calls and the property is still in use, we can assist you by sending them a legal notice.
This notice will formally give them one month to vacate the property and will outline their legal obligation to do so, as per the lease agreement.
We understand that you have already rented the property to a new tenant, and we will work swiftly to resolve this matter.
Should you need any further assistance or have additional questions, please don’t hesitate to contact us via WhatsApp or by email.
Good morning,
If the tenant has failed to vacate the property as agreed in the contract and is unresponsive, this may be considered a breach of tenancy terms.
Since you have already rented the property to a new tenant, it is important to act swiftly.
You may need to file a rental dispute case to obtain an eviction order through the Rental Dispute Center (RDC) in Dubai or the relevant authority in your emirate.
Additional legal steps can also be taken to claim any compensation for delays or losses.
To proceed correctly and protect your rights, we recommend booking a consultation or authorizing our office to handle the matter on your behalf.
We are happy at Future Vision Law Advocates and Legal Consultancy to assist you and provide the best legal services that meet your needs.

How was a new lease agreement executed without first terminating the contractual obligations with the previous tenant?
The legal effects of the prior lease must be resolved before entering into any new contractual relationship.

Hello,
If the tenant has failed to vacate the property by the agreed date stated in the tenancy contract (15 April 2025), and is no longer responding to your calls while still occupying the unit, you are legally entitled to take formal action.
The next step would be to send a legal notice to the current tenant via registered means (email, WhatsApp with delivery confirmation, or a notary public if possible), requesting immediate evacuation of the premises and informing them that their continued occupancy constitutes illegal use of the property.
Since you have already rented the unit to a new tenant, this delay may also expose the current tenant to a claim for damages due to loss or breach of agreement with the incoming tenant.
If the tenant still does not comply, you may proceed to file an eviction case before the Dubai Rental Disputes Centre (RDC), seeking a judicial eviction order based on the expiry of the tenancy and non-compliance with agreed handover terms.
Please ensure to gather any written evidence, such as the signed contract, communication attempts, and proof of the new lease agreement, as these will support your case.
If you prefer to have a direct discussion, please let me know, and I will guide you on how we may proceed.
Alternatively, if you require further clarification, you may kindly share your WhatsApp number here so that I can provide more detailed assistance.
According to UAE law, if the tenant has not vacated the property after the contract end date and is unresponsive, the landlord has the right to file an official complaint with the Rental Dispute Center (RDC) to request eviction.
Our legal center specializes in such cases and can assist you in taking the proper legal steps.

Dear questioner
If the tenant is not cooperating, then we need to file a case immediately, or it will get more complicated with the new tenant as well.
