Q: Dear Sir/Madam,
I agreed with my landlord to vacate his apartment because he wanted to sell the property. He provided me with one year's notice from a notary public.
My current contract ends on June 4th, 2023. However, the one-year notice period expires at the end of November 2023.
I have two questions:
- Can he increase the rent from June 4th, 2023 to November 2023?
- How can I request evidence from the landlord that he is selling the property?

The landlord served me an eviction notice for sale. Can I stay if I prove his intention is to increase rent?

Q: I have been renting an apartment in Dubai for 5 years. The landlord was not happy last 3 years as they were not able to raise rent more than the RERA calculator.
In 2023, they sent me an email, non-notarized, asking me to evict the property for the reason of personal use. I refused this as it did not go through court and the contract was renewed for another year.
This time, in 2024, they sent a court eviction notice with a reason for sale. It was sent 12 months before the end of the contract. In the period since the notice was sent, they did not try to sell the property or list it anywhere for sale.
My question is, can I dispute the notice based on the reason they do not show any intent to sell, and that I suspect they only want me out so they can re-rent it higher?

العقار يناسبني لمدرسة أطفالي ولا يمكنني الانتقال بعيدًا عن الموقع. عند البحث في المنطقة، لا توجد شقة واحدة متاحة يمكن أن تناسب متطلباتي.
1. ماذا يحدث إذا أردت المزيد من الوقت بعد انتهاء فترة الإيجار للبحث عن شقة؟
2. بما أنه كان إشعارًا لمدة شهرين، فهل يمكنني أن أطلب من المالك التجديد لهذا العام أو تمديد الإيجار الحالي؟
3. هل يمكن للمالك إجباري على إنهاء العقد وتجنب التجديد؟

How can I file a case against my previous landlord if he rented the apartment after evicting me?

Q: I want to file a case against my previous landlord as I found out after a while (7 months) after I moved out that they evicted me to rent the apartment with a higher rent.
I was checking the type of cases that I can open in RDC (Mediation, first instance, appeal, enforcement) and couldn't know which one to use, any advice?
Also, is a screenshot from Bayut and the title deed enough as evidence?
I verified the title deed on Dubai Land and the owner is still the same and just found out that the apartment was rented on Bayut with higher rent after I left.

Can a landlord evict a tenant based on an email, even if the official notice was served afterward? 0

Good day!
My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are:
- For personal use or close relatives.
- For sale.
Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025.
For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail.
Based on this, I renewed my contract at RDC for another year on the same terms.
Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025.
What are my rights?
