Hello,

The new owner should send a formal notice to the tenant 6 months before the lease expiration or otherwise mentioned in the contract. This is mandatory, even if the lease period is ending soon.

This notice must be sent by registered mail or handed over in person, and it should clearly state the intention of the new owner to move into the property after the lease ends.

The landlord must provide a written notice of 2 months before the lease expiry if they intend not to renew the lease.

Clearly state the reason for eviction (e.g., personal use by the new owner) and mention the date by which the tenant is expected to vacate the subject property.

The notice must be served in a legally acceptable manner. The intention is to personally occupy the property for residential purposes.

The new owner must renew the lease temporarily to provide the required notice period.

Steps if the Tenant Refuses to Vacate:

1. File a complaint with the Abu Dhabi Rent Dispute Settlement Committee to obtain an eviction order.

2. Provide the necessary documentation, including:

A. Proof of ownership.

B. Copy of the written eviction notice.
