As a new landlord, if I don't sign the renewal contract, will it be renewed automatically?
Hi,
Please help me with some information!
As a new landlord, if I don't sign the renewal contract, will it be renewed automatically?
Can they have Ejari without the landlord's signature?
Thank you for your advice!
Dear Questioner,
You can notify the tenants with a legal notice that you are the new owner and that anyone who wishes to renew the contract should do so with you.

Hello,
Thank you for reaching out with your questions!
According to the law, the lease contract is automatically renewed if neither party objects and as long as the tenant continues to pay rent regularly.
However, the tenant cannot obtain an Ejari certificate without the landlord's signature. To renew the contract and obtain the Ejari, the tenant would need to file a case with the (RDC) to request the renewal and issuance of Ejari.
As a landlord, if you wish to increase the rent or evict the tenant for any reason, you must follow the proper legal procedures and timelines to do so correctly.
If you have any further questions or need more assistance, feel free to contact me at [-------].
Dear Questioner,
The tenant can file a case against you and force you to renew the contract after he deposits the rent checks in the court in your name, provided you have officially notified him that you are the new owner of the property.
Dear Questioner,
Thanks for your inquiry!
Regarding the above, we would like to inform you that, in the UAE, specifically in Dubai, tenancy contracts are often governed by the terms set out in the original agreement between the landlord and tenant.
Here are some key points related to your question:
- Automatic Renewal of Tenancy Contracts:
Many tenancy contracts in Dubai include a clause that allows for automatic renewal unless either party provides a notice of termination within a specified period before the lease end date. This is typically around 90 days but can vary based on the contract terms.
If the contract stipulates automatic renewal and neither party gives notice to terminate, the contract can renew under the same terms and conditions.
- Ejari Registration:
Ejari is the system used by the Dubai Land Department to register tenancy contracts. For the contract to be registered or renewed in Ejari, it generally requires the agreement of both parties – the landlord and the tenant.
While the landlord can initiate the Ejari registration or renewal, the tenant's consent and involvement are typically necessary. Your signature or digital approval would usually be required for the renewal process.
- Without Tenant's Signature:
It is unusual and generally not permissible for a landlord to renew Ejari without the tenant’s approval or signature. Both parties must agree to the renewal terms.
If you did not agree to or sign for the renewal, you may challenge it with the Real Estate Regulatory Agency (RERA) in Dubai.
If your landlord is attempting to renew your contract or register it in Ejari without your consent, you should contact RERA for guidance and to file a complaint if necessary.
Ensure you have a copy of your current contract and any communication with your landlord regarding the renewal.
Kindly feel free to contact us at [---------] for further guidance.
Greetings,
Hi,
Unless you have provided a 12-month eviction notice for valid reasons, you are unable to evict the tenant. The tenancy contract will be renewed automatically.
If you do not renew the contract, the tenant may approach RERA, deposit the cheques to them for the original tenancy price, and generate an Ejari.
RERA will then notify you to come and collect the cheques.
Kindly contact me for further assistance.
Thank you for reaching out with your question!
As a landlord in Dubai, the renewal of a rental contract does not automatically occur without your consent. The renewal process typically requires the agreement and signature of both the landlord and the tenant.
However, if no notice of termination is given by either party, the tenancy is often deemed to be renewed under the same terms and conditions.
Regarding Ejari, it generally requires the landlord’s signature to be registered. The Ejari system is designed to document all rental contracts in Dubai, ensuring transparency and regulation compliance.
