Evicting a tenant agreed to vacate the property with the previous landlord?
Dear Sir/Madam,
As a new owner, should I send a legal eviction notice referring to the notice served by the previous owner, especially when the tenant has agreed to vacate the property in the lease renewal after the previous notice was served?
The tenant is now changing their mind and saying that the agreement to vacate the property was on the rental contract with the previous owner and that what was agreed with them does not apply to the new owner.

Dear Questioner,
According to the provisions of the Dubai Rental Disputes Center's Court of Appeal, which established the principle that the new landlord is entitled to benefit from the notice sent by the previous landlord to the tenant, the new landlord does not need to resend a new eviction notice for the purpose of sale or personal use.
Dear Questioner,
The article in law doesn't state that the new eviction notice needs to be provided by the new owner.
If the previous owner served the eviction notice according to the law and served it before selling the property, the eviction notice is considered valid.
Thank you
