Q: Dear Sir/Madam,
I have rented an industrial property and moved in 2017. All these years, I have been paying rent to the landlord's office, and they have never sent me a rent agreement in advance.
Last year, 2022-2023, they increased the rent by 40%, and I agreed. However, this year, they want to increase the rent by 15% to 20%. They never sent me any notice; just a day before the contract expired, they sent an email.
I had sent them an email two weeks before the expiry date, requesting them to prepare a renewal contract, but they never sent it.
Today, when I spoke to their representative, he informed me that if I go through RERA, the landlord will send an eviction notice and not renew the contract next time.
He asked me to negotiate and accept the increase in rent. Whereas I have occupied the property for the last 6 years.
Kindly advise my rights!

يرجى إخباري بشأن وضعي القانوني وتقديم المشورة في الحالات التالية:
1- ما نصيحتكم فيما يتعلق بدفع إيجار الربع الأخير نقداً (حيث قال إنه أغلق حساباته البنكية)؟
2- هل يحق له أن يطلب مني مغادرة الشقة قبل ثلاثة أشهر؟
3- هل صحيح أنه حسب قانون دبي لا يحق له رفع قيمة الإيجار إلا بعد مرور ثلاث سنوات؟

س: مرحبًا،
رفض مستأجر وحدتي في خور الميناء قبول زيادة الإيجار لأنني أبلغته قبل 85 يومًا من نهاية العقد، وليس 90 يومًا. هل يمكنني الشكوى في مركز فض المنازعات الإيجارية أم لا؟
إيجاره منخفض جدًا وأنا أريد إخلاءه. هل يمكنني القيام بذلك بأي حال من الأحوال في نهاية عقده؟
وإذا لم يكن الأمر كذلك، ويجب أن يكون الإشعار مدته 12 شهرًا، فأنا سأتقدم بطلب للحصول على سبب "الرغبة في البيع". وهل أستطيع تأجيرها بعد ذلك أم يجب علي بيعها فقط؟

Judgment in our favor: Who should we pay—landlord or court?

Q: Hi,
I have had a rental dispute with my landlord about a rent increase. We submitted an offer and deposit, which was approved, but the landlord ignored it and filed a case for eviction, claiming we hadn't paid rent or communicated. The judge ruled on this case saying:
- Eviction rejected.
- Rent increase rejected.
- We are to pay all dues up to the judgment date based on the same conditions as the previous year's contract.
- The landlord is to pay all expenses and fees.
My question is: What are the next steps? Who do we make the rent payment to, the landlord or the court?

رفعت دعوى جزائية ضد شخص عن السب مع طلب التعويض المدني المؤقّت. حُكم على المُشتكَى ضده بغرامة بقيمة 5000 آلاف ولم يحكم القاضي بالتعويض المدني المؤقت 5001+ للمشتكي.
المحكمة أحالت الدعوى إلى المحكمة المدنية المختصة.
هل عدم القضاء من القاضي الجزائي بالتعويض المدني المؤقت يُعد حجة على القاضي المدني بعدم التعويض؟

We are a medical center in Abu Dhabi that provided round-the-clock PCR services to the staff of a Marine company in Abu Dhabi between July and November 2022.
The credit period for payment has expired more than 4 months ago, and the company has not provided any updates regarding our outstanding payment of over 100,000 AED.

هل يستطيع شخص مُبعد من دول مجلس التعاون الخليجي المرور بها عن طريق الترانزيت؟
علمًا بأن القضية جنائية كانت في السعودية وقضيت العقوبة هناك، وبعدها ذهبت إلى الإمارات، وبعد قضاء سنتين تم الترحيل من هناك أيضًا على إثرها.
الآن سأسافر إلى دولة روسيا ولكن عن طريق الترانزيت.

Lawyers misunderstood my question. Please read carefully and then guide me.
Case Type: Civil Case
Claim amount: 400,000
Paid: 65,000
Reason: Commercial agreement of supply
Emirate: Ajman
This case was registered in 2022. The judgment was in my absence, as notices were sent to the wrong address.
I was sent to jail. I made a down payment, bailed, and paid some more amount as installments. The total paid amount is AED 65000.
Now, again, an arrest warrant is issued as I did not pay the remaining 335,000 of the claim.
According to me, I had to pay only this amount because the executioner made a wrong claim, not as per the genuine claim.
So I want to reopen the case file.
I want the court to reinvestigate and start the case from scratch.
1) How can I make that request?
2) What documents are required?
3) Chances of reopening of case?
4) Cancellation of arrest warrant
Please guide me in detail, as I will do everything myself, as I cannot afford a lawyer right now.

I booked a hotel stay for Eid through a travel agency two weeks before Eid. The travel agency confirmed the booking on payment.
One day before Eid, the agency reached out, saying they had an issue with the supplier/hotel and the booking would be cancelled.
They offered alternative hotels that didn’t match the original property. I suggested some properties, and they couldn’t arrange them, or they asked for further payment, so I didn’t book anything through them.
What are my rights to a refund and compensation, as I had to book other arrangements separately at a significantly higher cost due to the last-minute prices?
It also caused significant emotional distress, less than 24 hours before the holiday. To which authority can a complaint be made in case of an unsatisfactory outcome?
Both the agency and the hotel are in Dubai.

Hello,
My employer fired me under Article 44 for not showing up for work for 7 days in a row. But that’s not the case at all. I was sick and the management was aware and they let me go.
I went to another country to get treatment because it’s expensive in Dubai. My employer did not pay me my salary for the month I worked and fired me.
I have official sick leave from another country and there is correspondence where my employer sent me to another country for treatment.
The problem is that the employer says that he will take compensation for the training that was specified in the contract, but I did not undergo training at all; I immediately started work from the first day of work and there was no training.
Does my employer have the right to charge me such a fee and not pay my salary?

Hi,
I have a situation where I signed an MoU and gave my security deposit to the seller's agent. However later, the bank valuation of the property is lower than the selling price.
On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn't agree on the price so I asked to cancel.
Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU.
The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response.
I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don't know if I can pursue this while the initial MoU still not canceled.
