س: هل يمكن أن تتم الصفقة / الصفقات التالية بين البائع والمشتري من خلال المتعهد ودائرة الأراضي والأملاك في دبي في يوم واحد؟
1- دفع المبلغ للمتعهد مقابل العقار.
2- يدفع المتعهد رسوم شهادة عدم الممانعة وتسجيل العقار في دائرة الأراضي والأملاك في دبي.
3- بيع العقار إلى مشترٍ جديد عن طريق البيع بالتوكيل في ذات اليوم.
4- يصدر المتعهد خطابًا إلى دائرة الأراضي والأملاك في دبي لتسجيل الملكية لصالح المشتري الجديد.
5- يسدد المشتري رسوم " عقود " و " الإمارات للحلول العقارية " وتسجيل الملكية في ذات التاريخ.
6- إصدار عقد البيع الابتدائي للمشتري الجديد من قبل دائرة الأراضي والأملاك في دبي في ذات التاريخ.
7- نقل ملكية نفس العقار عن طريق دائرة الأراضي والأملاك في دبي من الورثة الشرعيين للمتوفى إلى المشتري الجديد في ذات التاريخ.
8- خطاب تسجيل ملكية يوضح أن الورثة الشرعيين المتوفين قاموا ببيع العقار في ذات التاريخ.
9- انتهت صلاحية جواز السفر الخاص بالمحامي ( لذا كيف يمكن لهذه المعاملات أن تتم بصورة قانونية وفقًا لقوانين العقارات في دبي)؟

Buying property in Dubai: Payment options for non-UAE residents
Q: Dear Sir/Madam,
I am from Italy and am currently in the process of buying a property in Dubai.
To arrange payment, I need to pay the seller via the manager's cheque. However, I am experiencing difficulties opening a local bank account as I am not a UAE resident.
The money for the property in Dubai comes from the sale of an apartment in Europe, but I am unable to open a bank account because I do not have a salary certificate.
Therefore, I have two options:
- Transfer the money to my girlfriend's bank account in Dubai and use her account to produce the manager's cheque in the name of the seller. The property will be 100% in my name.
- Use a Dubai law firm to arrange payment.
What is your recommendation?

Can I use someone else's account to issue a manager's cheque for a property purchase?
Q: Dear Experts,
I am currently in the process of buying a property in Dubai. To arrange payment, I need to pay the seller via a manager's cheque. I am not a UAE resident and am currently in Saudi Arabia.
Can I transfer the money to my friend's bank account in Abu Dhabi and use his account to produce the manager's cheque in the seller's name?
Can I then present that cheque while completing the transfer by physically attending myself?

As a result, I’ve been experiencing extreme hair breakage, daily hair loss, and ongoing scalp irritation. This has been especially distressing as I’m currently pregnant.
It’s now been over 20 days since the incident, and despite multiple polite follow-ups, the salon has ignored all communication.
I’m now exploring legal action to pursue compensation for the physical and emotional distress caused. I have full documentation, messages, and photos.
Any guidance on the best next steps or legal routes I can take would be greatly appreciated.

What can I do if the landlord has not been responding to renew the commercial lease contract and Ejari?
Good day.
For the last 3 years, the landlord's office has not responded to renew the contract, so I contacted RERA for renewal.
The office doesn't respond to emails related to renewal, even though I started sending emails and reminders 2 to 3 months before expiry, and I have no choice but to contact RERA and send a notice.
Once the renewal was processed by law, the landlord's office delayed in releasing the Ejari. Since it is a commercial property, my renewals are related to a staff visa, and I have to pay delay penalties.
The landlord's office staff tried to take advantage of the Emirati owner, and no direct meeting was fruitful.
What is the law that safeguards expats and sorts out issues without mutual compromise as they try to force their terms to be acceptable by law and not supported by any documentation?

My wife got her maternity leave after she gave birth prematurely. Can her company pay her only half a salary?
My wife was pregnant and gave birth in the first week of her seventh month.
The company she works for refused to give her leave when she requested it before giving birth, claiming that work required it and that she was still in her sixth month.
Now the company she works for is refusing to pay her full salary and is offering to pay only half her salary.

I want to confirm: if an employee is terminated during the probation period, does the employer have to pay them their accrued annual leave, even if it's during the probation period?
Or is the employee only eligible for leave payment after the probation period?

The new employee will start on June 1, 2025. However, he would like to open a new bank account in the UAE thus asking to provide the salary certificate mentioning his salary in AED and if possible not mentioning the start date.

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal?
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."
Could this be considered arbitrary dismissal?
Am I entitled to any compensation or benefits from the company as a result of this termination?

Do I need to hire a lawyer if I found I have a marital case against me in the court?
By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?
I don’t know what the case is about.
Should I hire a lawyer or I can attend the hearing by myself?
