س: السادة المحترمون،
تواصلت معي شركة الإدارة التي عينها مالك العقار بخصوص تجديد عقد الإيجار. أبلغتني إدارة المبنى (شفهيًا) أن الشقة محظورة لدى دائرة الأراضي والأملاك بدبي لأن المالك مُطالب برسوم خدمة معلقة.
تأكدت من الامر ووجدت الشقة محظورة لدى دائرة الأراضي والأملاك.
هل يجب أن أقدم شيكاتي الخاصة بالعقد الجديد قبل حل هذه المشكلة؟
هل سأتمكن من تسجيل عقد إيجاري بعد التجديد؟
ماذا يحدث إذا لم أُعط الشيكات حتى يتم حل المشكلة؟
هل هناك أي مشكلة قانونية بالنسبة لي؟
لا أريد المخاطرة بدفع الأموال ولا يُسجًّل العقد رسميًا في دائرة الأراضي والأملاك.

إنهاء عقد الإيجار دون قضاء فترة إشعار كاملة
س: لقد كنت أقيم في شقة في إمارة أبو ظبي لمدة ست سنوات. وقررت هذا العام تغيير الشقة. لقد قدمت إشعارًا قبل 51 يومًا بدلاً من 60 يومًا (شهرين) لعدم تجديد عقد الإيجار.
أجبرتني الشركة المالكة على إيداع إيجار تسعة أيام، كما أخذوا وديعة التأمين بالكامل باعتبارها غرامة بسبب قضاء فترة إشعار قصيرة دون موافقي.
وفي الوقت الحالي، يرفضون تقديم إيصال إيجار التسعة أيام ورد وديعة التأمين الخاصة بي.

كيفية تمديد عقد الإيجار لبضعة أشهر
س: أستأجر شقة حاليًا في دبي لاند. تنتهي مدة الإيجار بحلول 28 فبراير. سأعود إلى بلدي يوم 6 أبريل ولا أريد البحث عن محل إقامة آخر للإقامة فيه خلال آخر شهرين.
لا يمانع مالك الوحدة المؤجرة أن أبقى حتى السادس من أبريل لكننا لا نعرف إن كان الأمر قانونيًا وماذا يجب علينا القيام به لجعل الأمر ملزمًا بيننا.

Q: Can building management legally restrict customer access after specific hours, such as closing the main entrance at 10 PM?
My lease agreement does not specify operating hours and we have traditionally operated until 11:30 PM.
