Hello, Good day! My landlord has sent me an eviction notice, which I received on 14 August 2024. The reasons are: - For personal use or close relatives. - For sale. Now, my landlord is pressuring me to move out at the end of my contract on 30 April 2025. I am aware that the eviction notice must be served 12 months before the eviction date. In this case, the vacating date must be 14 August 2025. For context: last year, three months before my tenancy renewal, my landlord sent me an email informing me that I had to move out on 30 April 2024. I objected, as there was no official 12-month eviction notice served through a notary public or registered mail. Based on this, I renewed my contract at RDC for another year on the same terms. Today, the landlord is telling me that because he informed me of his intention through email more than a year ago, he can now evict me at the end of this contract, on 30 April 2025, and not wait until the legal notice period ends on 14 August 2025. What are my rights?

السلام عليكم أنا مواطن خليجي اشتريت شقة قيد الإنشاء في دبي، مشروع royal estates تحديداً. المبلغ الاجمالي ٣٣٠،٠٠٠ درهم. دفعت قرابة ٥٦٪‏ من قيمة العقار حتى الآن، واكتشفت قبل عدة أيام أن المشروع متوقف عن العمل. *طريقة الدفع المتفق عليها في العقد كانت كالتالي: ١- دفع ١٠٪‏ من قيمة العقار مقدماً. ٢- دفعات شهرية لمدة ٣ سنوات (٣٦ دفعة). ٣- دفع ٢٠٪‏ من قيمة العقار عند الاستلام. ٤- دفعات شهرية لمدة سنة ونصف (١٨ دفعة). حتى الان دفعت ١٠٪‏ مقدم و ٣٦ دفعة بالكامل، ما يعادل ٥٦٪‏ من قيمة العقار تقريباً. على أساس أن الدفعة المطلوبة القادمة ستكون عند التسليم. علماً بأن التسليم كان متوقعاً بعد شهرين من الآن، لكن لم يبنى المشروع بعد. والآن تقول الشركة أن التسليم في ديسمبر ٢٠١٨. علماً بأن المشروع في دائرة الأراضي والأملاك متوقف، under cancellation decision ١- فما هي نصيحتكم لي؟ ٢-هل يمكن المطالبة عن المبالغ السابقة بالإضافة إلى تعويض وأتعاب المحاماة؟ وكم ممكن يكون التعويض؟ ٣-وكم ممكن أن تكلفني القضية بالكامل؟ أتمنى أن يكون ردكم سريع وكامل لأنني أريد المطالبة بالمبلغ بأسرع وقت، ونعتذر لطول الموضوع.

أبحث عن مشورة بخصوص الطريقة الأفضل اتباعها لاستلام مكافأة نهاية الخدمة التي وعدت بها في عقد العمل الخاص بي. لقد عملت لدى صاحب العمل لمدة 4 سنوات بعقد غير محدد المدة. قبل شهر من موعد تجديد التأشيرة، أخبرني صاحب العمل أنهم لن يقوموا بتجديد تأشيرتي وسينهون علاقة العمل معي. ينص عقد العمل الخاص بي على أن مرتبي الأساسي مقداره 13000 درهم إمارتي دون توضيح تقسيمات هذا المرتب. يدعي صاحب العمل الآن أن هذا كان خطأ، وأنهم كانوا يقصدون أن المرتب 6000 درهم إماراتي كمرتب أساسي، والمبلغ المتبقي مخصص كبدل سفر ومعيشة إلخ. هم على استعداد لدفع مكافأة نهاية الخدمة بناءً على هذا المبلغ فقط. برجاء إبداء النصيحة، ما هو المبلغ الذي يدين لي به صاحب العمل كمكافأة نهاية خدمة، وكيف أمضي قدمًا في الأمر؟

Hi. We had an incident at a restaurant's outdoor event for families. At their food stalls, there was nowhere any signs that the stalls are hot on the front customer-facing side or even covered. Kids were running around and accidentally our daughter touched one panel and got a severe 2nd-degree burn. This happened on Friday and we have been to hospital each day to change the dressing and cut off skin. I want to cancel my visa but my employer is insisting I serve 30 days' notice. How can I leave without being reported for absconding?
