Paying the outstanding rent to withdraw the case

Q: Hi, I have lived in my current apartment for 14 years. This year in Jan 2020, I called the office to ask for my new rent details from 1st Jan 2020 to 31 Dec. They told me that I was having a court case as I didn`t pay last year`s rent. I handed over 4 cheques in 2019, but I didn`t wait for a receipt and never went to collect my tenancy agreement as I haven`t done for almost 2 years. They always handle things and I trust them. It turns out no rent cheques were cashed for 2019, no one in the office can find the cheques, no tenancy was signed and no one contacted me in a year. I assumed that the cheques were going to be deducted from my account. What can I do? Thanks!

Identifying the grace period after holding visa cancellation

Q: Dear Madam, My visa has already expired on 10th Feb and I asked my employer to hold my visa cancellation till 29th Feb. They agreed. So I want to know what will be my grace period to stay in the UAE? Is it till the 10th of March or will I get a grace period of 30 days after visa cancellation from the employer, which is 28th March? الزواج دون علم أو موافقة ولي الفتاة بسبب رفضه

س: مساء الخير، أود الاستفسار عن حالة حصلت معي وأبحث عن حل. كنت مقبلاً على إجراء عقد زواج بيني وبين فتاة تحل لي شرعًا برضا أهلي وأهلها، وقبل موعد الإجراء بفترة قصيرة، قرر والدها تأجيل العقد تعسفًا حتى موعد آخر يتعلق بتخرُّجها من الجامعة بعد ثلاث سنوات. كان قد سبق له أن أجَّل زواج ابنته الأكبر لثلاث سنوات بنفس الطريقة وهدد ابنته بالقتل إن تجاوزته وأجرت الزفاف. أنا والفتاة نرغب في إجراء عقد زواج خارج المحكمة يُمكِّننا من الخلوة الشرعية لفترة ريثما يأذن والدها بذلك؛ حيث إن العقد في المحكمة يؤدي بالضرورة إلى إعلام الأب وهذا ما لا تُحمد عقباه. نحن نريد أن نبقى في إطار الحلال ولا نريد أن نخسر والدينا ومجتمعنا ولا نرى سبيلاً لذلك سوى الزواج خارج المحكمة. أنا والفتاة ندرس في محافظة بعيدًا عن أهلنا وهو ما سيُسهِّل علينا هذا الحل. وسؤالنا هنا: ما الإجراءات اللازمة لإتمام هذا العقد؟ وهل يجوز أن نستأجر بيتًا بشكل قانوني نعيش فيه معًا ريثما يأذن الأبوان بتثبيت الزواج بناءً على هذا العقد؟ ساعدونا جزاكم الله خيرًا!

حبس المدين عندما يمتنع عن سداد باقي الأقساط

س: السلام عليكم ورحمة الله وبركاته، تم رفع قضية على مُستأجر امتنع عن دفع الإيجار وبعد الحكم لصالح صاحب السكن، تم عمل تسوية ودفع المحكوم عليه ربع قانوني وبعدها امتنع عن دفع الأقساط المستحقة عليه. طلبت من المحامي أن يرفع طلب حبس على المحكوم عليه، لكنه رفع طلب حجز على سيارة باسم المحكوم عليه؛ بحجة أنه يسقط حقي بطلب حبس المدين في حال دفع الربع القانوني، فهل هذا الكلام صحيح؟ وفي حال الحجز على السيارة، هل سيتم أخذ السيارة من الشخص في حال القبض عليه أم سيمنعه الحجز من بيعها أو رهنها فقط؟ أعتذر عن الإطالة وشكرًا جزيلاً!

Q: I am a UK passport holder. Can you assist me? I worked in the UAE, Abu Dhabi. Two years ago, I lost my job and returned to the UK but I was unable to keep up payments on my loan and credit cards after my end of service money run out. The banks started hounding me when I could not keep up payments and threatened to raise a civil case and a GCC travel ban. I do not know if they went through with this or not and what the consequences would be if there are a travel ban and a civil case raised in the UAE or GCC countries. I now have the chance of a job in Qatar and a chance to make some money again to try and pay off my debt in the UAE. Can I enter Qatar? Would I be arrested? Am I at risk and should not take the job? What are my options? I can not start to pay back any UAE money until I get a job and start earning again. Please advise! Thanks!

The grace period granted to employees after visa cancellation

Q: I have been given a 5 day grace period post my visa cancellation. It was cancelled on the 8th of January and the document says I need to exit by the 13th of January. Shouldn`t I be given 30 days for exit or change? What should I do?

فسخ عقد عقاري وطلب التعويض نتيجة عدم الوفاء بالالتزامات

س: سلام عليكم، أنا اشتريت ٣ وحدات عقارية من شركة كبيرة بدبي وكان العقد بتاريخ ١١/٢٠١٥ وتاريخ التسليم ١١/٢٠١٧ ولم يتم اكتمال المشروع إلا في ٥/٢٠١٩ وحدثت خسائر مادية بسبب تغيير أسعار العقارات بالإمارات والأقساط المدفوعة للشركة مقابل الوحدات مما تسبب في خسائر مالية. سعر الوحدة بتاريخ ٢٠١٥ كان ١٥٥٠٠٠٠ درهم وحاليًا بسعر ٩٠٠٠٠٠ درهم مع العلم أن المساحة الكلية للعقار أقل من المساحة بالعقد بمقدار ١٥ متر بعد الكشف على مساحة الوحدات من قبل خبير عقاري. هل يمكن إعادة مبلغ الوحدات وفسخ العقد؟ وكم نسبة التعويض في هذه الحالة؟ شكرًا لكم!

س: عملت في محل للأدوات الصحية لمدة كبيرة، وفي أحد الأيام، كنت أعد الفلوس على المكتب جالسًا وكان هناك مفاتيح في جيبي فشعرت ببعض الألم من سنون المفاتيح فأدخلت يدي في جيبي. شاهد صاحب المحل هذا في الكاميرات فاتهمني بأنني قد سرقت بعض المال، وفي اليوم الذي يليه تركت العمل. بعد أربعة أشهر، جاء يتهمني بسرقة مبلغ ضخم جدًا في فترة عملي وهددني بالفيديو وبتحرير محضر وإبلاغ الشرطة إذا لم أدفع له المبلغ.
