When does a travel ban come into effect once the bank files an execution case?

Q: Dear Lawyer, When does a travel ban come into effect once the bank files an execution case? I am the owner of a small company and have had a business loan since 2018. However, due to difficult circumstances, I have been unable to pay the installments since July 2022. The bank has informed me that they have filed an execution case against me and placed a travel ban on 27.12.2022. On the Dubai Courts website, the case status is currently listed as "Reserved." I have checked the Dubai Police website and do not see any indication of a travel ban. I am in communication with the bank and requesting their assistance in resolving the situation, as I intend to repay the loan but I need some grace from their end. In the meantime, I would like to know if the travel ban is in effect upon filing an execution case by the bank and if I am able to renew my visa and my family`s visas in this situation. Your guidance would be greatly appreciated, as I am in a state of distress and have my wife and children here.

We are in the process of seeking a refund from our supplier (an LLC in Dubai) to recuperate funds from deposits we have paid for stock that we have never received. The total goods received on 3 June 2021 were USD $420.00. Total owed to [------Ltd] on 3 June 2021was $68,030.62. This was delayed until November 2022 and is still not ready, we issued a formal order for cancellation on 14 December 2022.

Landlord's threat to accept unfair rent increase or face eviction

Q: Dear Lawyers, I have been a tenant for the past three years and my landlord has been arguing about the rent. I have always stated that I will pay whatever is required according to RERA. Last year, in January 2022, he gave me a court-attested notice to sell the property. Throughout the year, he has been threatening to evict me and not renew my contract if I do not agree to his demands of an 80% rent increase. He has only had one viewing in the last 12 months (and has not listed the property on any websites) just to show that he is attempting to sell it. He has openly stated that he is willing to allow me to stay if I accept the 80% increase in rent, but if not, he will ask me to leave (and refuses to put this offer in writing). He claims that he has enough evidence to show that he tried to sell the property, and after I leave, he will leave it empty for two months before renting it out again, and there is nothing I can do about it. Can I dispute this in RDC and get my contract renewed? If I leave and he rents the property out after three months, can I claim damages from him?
