With 15 days left to renew, the agent added new clauses. Is this compliant with tenancy rules?
Q: Dear Lawyers, I am seeking advice regarding a situation with my tenancy contract renewal, and I believe it may require your assistance. My current rental contract is about to expire, and I informed the agent responsible for my contract three months ago that I intend to renew. At that time, the agent did not mention any rent increase. However, with only 15 days left to renew, the agent has now requested a 10% rent increase. I did not agree to this, but in good faith, I proposed a 3% increase, which aligns better with my family’s budget. The agent accepted my proposal but has now added new clauses to the contract, which were not discussed earlier. I do not want to accept these changes. I would like to understand if these last-minute changes are compliant with tenancy regulations and what steps I should take to proceed.

What should I do if my tenant gave 10 days' notice to vacate after the contract expired?
Q: Hello, My tenant`s contract expired in August 2023. I understand that, by law, it automatically renews for a year if there was no communication between the tenant and landlord. Based on this, the contract was renewed until August 2024. Now, my tenant has informed me that they plan to vacate the property in September with only 10 days` notice. When I refused and stated that a 3-month notice is required, they claimed the contract is no longer valid and has expired. I would like to know if the contract automatically renews each year, meaning if it expired in August 2024, did it get renewed again until August 2025? Thank you!

How to serve a notice of writ and obligation to pay when the debtor is unreachable?
Q: Dear Lawyers, I have initiated an execution case against a debtor. As the first step, I sent a "notice of writ and obligation to pay" to the debtor`s advocate. The advocate refused to accept the notice. Then I tried to send an email and SMS to the debtor. However, the court system said "No email found on Emirates ID" and "System refused to send SMS" because the debtor has outdated information on their Emirates ID. Question 1: Is a notice considered served 7 days after the court issues it, or 7 days after the debtor receives it? Question 2: What is the next step if email, SMS, and physical delivery to the advocate fail? I do not have the debtor`s physical address. 2.1 Is there a system to publish the notice on the court website? How do I petition for this? 2.2 Can I petition to publish it in a newspaper? How do I petition for this? 2.3 Are there any other steps I should take to notify the debtor?+4
