Q: Dear sir/madam, I work in a company on the mainland. Can I resign after renewing my visa under an unlimited contract or how long should I wait? Can I take an annual vacation soon after renewing my visa? Can the employer suddenly change the clause in the signed job contract? Should I pay visa expenses if I resign because my employer had taken my sign to pay for visa expenses if I resign?

Q: Hi, I have a pending case in Dubai court regarding my loan payment for that I have hired a lawyer but I`m not satisfied with his work. Can I change the lawyer? Will there be any issue if I do so? Should I pay the remaining fee?

س: مرحبًا، انتقلت لفيلا في دبي منذ سنة 2020 واستلمتها بنفسي من المتعهد وحافظت عليها كأنها لي وأكثر بحكم ان صاحب البيت في الخارج. دفعت مبالغ كبيرة لعمل الحديقة الخارجية والديكور وأخبرت صاحب البيت أن خطتي البقاء مدة طويلة ليكون بيت لعائلتي. بعد مرور أول سنة وقبل التجديد، أرسل صاحب البيت برغبته في زيادة الإيجار بمبلغ غير منطقي، فأرسلت ما أقرّته حاسبة الإيجارات في ريرا بأنه لا يحق له أي زيادة وبالفعل تم تجديد العقد. في نصف مدة العقد من السنة الثانية (أي بعد سنة ونصف من انتقالي)، أرسل صاحب العقار إنذار إخلاء لسبب البيع. أسئلتي: أولاً: هل يمكن الاعتراض على هذا القرار بما أنه لم يتم بيع الشقة حتى الآن؟ وإن تم البيع، فلماذا لا تكون لي الأولوية لتجديد عقد الإيجار مع المالك الجديد في حال لم يُرد المالك الجديد الانتقال لها؟ ثانيًا: عند انتهاء عقدي السنة الثانية، لن يكون قد مضى 12 شهرًا على الإنذار بالإخلاء، فهل يمكن المطالبة بتجديد العقد لبقية المدة المتبقية؟ ثالثًا: دفعت مبالغ كبيرة باعتبارها تحسينات للحديقة والديكور، فمَن يعوضني بسبب الإخلاء المبكر؟ مع إبداء رغبتي في الاستقرار في البيت منذ البداية؟ شكرًا جزيلاً!

Should I pay the rent of a whole year if I was in lockdown in my country?

Q: In March 2020, my tenancy contract was over but could not renew as I was stuck in India during the lockdown. In Aug, when I returned, I couldn`t pay rent and renew my contract so I left the flat in September, after which the real estate filed a case against me. Q: Dear sir/madam, Does an employer have the right to calculate the end of service money by applying the old labor law (considering only 7 days for 1st-year completion)? I have resigned from my job after completing one year, 4 months, and I understand that according to the new labor law, the end of service money should be paid 21 days of the full salary (not basic).
