Can I leave the UAE and take an offer abroad if I have a loan that I still pay regularly?

Q: I have a loan and credit card and all payments are up to date without missing any payments. If my visa is canceled and I leave the UAE, will they stop me at the airport? I have accepted a job offer outside the UAE but I have plans of paying my loan and credit card continuously.

How long to wait for a pending civil case execution with an arrest order issued?

Q: Dear sir/madam, My civil case execution has been pending for almost 2 years, and the AD court has issued an arrest order against the other party, but nothing has happened. Can someone advise me on how long I have to wait? The total amount to be recovered is around 240K AED.

Can the landlord refuse to renew the tenancy contract if I do not accept rent increase?

Q: I have rented an apartment in Dubai (business bay). My rent is up for renewal in May. A few weeks ago the landlord asked if I wanted to renew and I said yes. Checking the RERA calculator, he is permitted to increase my rent by 10%. I agreed to that. He is asking for more and I declined his offer and mentioned that I would only pay the 10% increase. He then said he is not willing to bargain and simply will not renew my contract. I told him I did not accept that. He then made reference to a clause in the contract that says “A ninety days` notice in writing should be given by the landlord to the tenant if the landlord wishes to review the rent in accordance with the applicable RERA law at the relevant time for renewal OR if the landlord wishes to terminate the contract”. He is relying on the second part of this statement for his argument. Can he decide not to renew my contract? Please note he has not submitted any valuation certificate. Thank you!

What to do if my tenancy contract cannot be renewed as the property is blocked?

Q: Hello. I am a tenant in an apartment in Dubai (freehold), with the contract expiring in less than 90 days. The landlord says he is unable to renew the contract without specifying a reason. He has also not informed me through any official channel. I did some checks through DLD/RDC and found out that there is an active case on RDC and the property is listed as "property is blocked". The case status mentions that the sell transaction is blocked, and Ejari is also blocked (the landlord had been trying to sell for some time) when the case was opened. What are my options given that as a tenant I have no official knowledge of any of these and have every intention to renew my contract?

A landlord gives a notice for eviction 3 weeks after the due date. Is it effective?

Q: Hello, I am living in a flat in Dubai. The contract states that the owner should give me a 90-day notice if he wants to take the flat. However, the real estate agent called me three weeks after the due date and told me that the owner wants to take possession of the flat to live in it. I am not very familiar with the laws here, but can I force the owner to renew the contract as he contacted me three weeks after the due date? Or does he have the right to invoke this reason whenever he pleases, thus bypassing the 90-day notice? How can I verify that the landlord really wants to live in the flat? Because once I leave, he could rent it again without my knowledge. Thank you for your responses!

Q: Dear sir/madam, I received a judgment in my favor from the Abu Dhabi Labor Court on January 11, 2023, regarding my labor complaint for the payment of my end-of-service benefits and last month`s salary due to my employer issuing a termination letter without notice. On January 26, 2023, I opened a Labor Enforcement case to get the payment from my employer, and the next trial date is February 13, 2023. My question is, who will cancel my visa and my family`s visa and how many days will it take to receive the payments? My visa and my family`s visas are still valid until November 2024. Thank you!

Claiming the labor dues after judgment while all assets are sold

Q: Dear sir/madam, We are five employees working for a Dubai-based LLC company. We had a labor case with the company. We won the case, and the court appointed an expert to sell the company`s assets. The process has been completed, but the GM had sold all the valuable assets in advance. As a result, there is nothing left in the company. When we checked with Al-Adheed (Dubai Court) for a travel ban, we were told it is not possible as it is an LLC company. At this point, we (with a total claim of 300,000 AED) want to hire a lawyer to: 1. Check if we can request a travel ban or arrest warrant against the GM of the company. 2. We believe that he transferred the money to his personal accounts. So, we want to audit the two company accounts (FZC-AJMAN and LLC-DUBAI) for the last 5 years. The company has mainly two branches, one LLC-DUBAI and FZC-AJMAN. Our visas were under LLC, but most of the invoices and payments were through the FZC account. The owners and VAT numbers of both these companies are the same, and we have email and account statements to prove this. Kindly advise!

A landlord evicts a tenant for selling the property but then moves in himself

Q: Hi, I was recently evicted by my landlord through a proper eviction notice of 12 months that was issued by a public notary. The notice stated that he intends to sell the property, but he moved in within one week of my moving out. I know that he did not re-rent the property to anyone for a higher rent, but since he evicted me for the wrong reason, stating that he wants to sell but then moving in himself, can I sue him? Will this case have a chance in RDC?
