How can I renew my Ejari if the landlord hasn’t signed the new contract?

Hi,

I have been here for 3 years now and paid the increased amount (as per the agreement) for the 4th year.

However, the landlord did not send me back the signed contract, although I have both made the payment for the full year via bank transfer and sent my signed contract to him.

I need to renew my Ejari; however, how can I do it without the landlord's signature?

I have all the previous contracts signed by both parties, along with the Ejari for those contracts.

If the landlord has not returned the signed contract, but you have already made the full payment for the year and have a signed contract on your end, you can still proceed with renewing the Ejari.

The renewal process typically requires the landlord's signature, but in the absence of this, you can still submit the following:

- Proof of payment (bank transfer confirmation),

- The signed contract you sent to the landlord,

- A copy of the previous Ejari certificates for past agreements,

- A copy of the landlord's Emirates ID or title deed (if available).

If the landlord continues to be unresponsive, you may file a complaint with RERA (Real Estate Regulatory Agency) or the Dubai Land Department, who can assist in resolving the matter.

When you go to renew your Ejari (either online via the Dubai REST app or through the Dubai Land Department website, or at an authorized typing center), present your previous Ejari certificate and proof of your full-year bank transfer for the current (fourth) year.

Given your history and proof of payment aligning with a renewal, the Ejari system might allow the renewal to proceed based on the existing record and evidence of your continued tenancy under agreed terms (even if the formal signed document from the landlord is pending).
