Questions & Answers
Can I execute a rental dispute case against my tenant if she fled the country?
Hello.
I had a rental dispute with my tenant and everything was in my favour. I put a travel ban and blocked her RTA and bank account.
But I got to know from Dubai police that she fled the country 1 day before the travel ban was imposed.
Can there be anything done?
Dear Client,
If your tenant fled the UAE before the travel ban was imposed, enforcing the ban may be difficult.
However, you can still pursue legal action through the Rental Dispute Centre (RDC) to recover outstanding debts or seek eviction.

Normally the execution procedures such as travel ban and arrest warrant will be in effect inside the country.
Also, when she enters a UAE Airport, she will be facing troubles in immigration due to the execution procedures.
Execution of a foreign judgment in her country will be a complicated process. If you need further clarifications you may ask.
Dear S.,
Good morning.
If your tenant fled the country before the travel ban was imposed, there are still legal measures you can take to recover your rights:
1. Pursue Execution of Judgment: If you already have a favorable judgment, you can open an execution file to attach any known assets or funds they may have left in the UAE (e.g., bank accounts, vehicles).
2. File a Criminal Case: If their actions include bounced cheques or fraud, you can file a criminal complaint which could lead to legal action if they return to the UAE.
3. International Recovery: If you have information about the tenant's whereabouts, you may explore initiating international legal action, depending on the country they fled to.
4. Monitor Entry: Their record in UAE immigration will reflect the pending case, which could lead to action if they attempt to re-enter the country.
For precise steps tailored to your situation, please provide us with details of your case by email.

Dear questioner
If the girl is from India, then there are chances to execute the judgment in India.
If not, the travel ban will be still there until she pays you the rental amounts as well and she cannot come back to the UAE without solving this.

Under UAE law, if the tenant left the country before the travel ban was imposed, it may be difficult to enforce the ban.
However, there may be other legal actions you can take to recover your rights.
