Can a buyer complain to RERA if the seller doesn’t pay the advance rental as per the MOU?

Dear Lawyers,

Can a buyer of a property in Dubai file a complaint with RERA if the seller is not paying the advance rental received from the tenant (on a pro-rata basis) as per the MOU in the event of the sale of the property?

Dear Questioner,

Thank you for your question regarding the property transaction in Dubai!

If the seller is not adhering to the terms of the MOU, specifically regarding the pro-rata distribution of advance rent received from the tenant, you indeed have the right to raise a complaint.

RERA (Real Estate Regulatory Authority) can be approached in such situations to mediate and ensure that the seller fulfills their obligations under the MOU.

Filing a complaint with RERA may prompt the seller to comply with the terms, or it could potentially lead to legal action if necessary.

I can assist you in filing this complaint and guide you through the process to ensure that your rights are protected.

To discuss this further and explore the best course of action, please feel free to reach out to me via WhatsApp or phone at [----------]. You can also email me at [-----------].
