Q: Dear Sir/Madam,
I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023.
However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record.
The previous landlord had given the tenant a year's notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate.
Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari?
Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023?
Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. If so, for how long is the remaining period valid, or do I need to issue a new eviction notice of one year?

Q: Hello,
I have rented my warehouse in Al Qouz (Dubai) for 2 months ago, and my tenant still didn't do Ejari register and so many registers that are the responsibility of the tenant.
I have reminded them so many times and I don't want to get a fine from the government.
The reason I have sent you a message is that I really want to know if there's any chance that I can terminate my client contract.
I have some client who is willing to take the place and pay me a better price.
Can anyone advise me about this matter?

This is a shared apartment, and the owner of the entire building is a private landlord.

I rented a flat in 2020 with Ejari through an agent, and the next year, in 2021, the owner decided to deal directly with me but without Ejari.
I went to RERA, and they said there was a case on the flat and I had to contact the owner. Now, after 4 years, the owner is asking me to evict the flat in 2 months as he is going to sell it.
He even increased the rent last year. What are my rights?

Q: Good afternoon,
Hope you are all in good health!
I'm renting a property in a community, and this is my second year. I have a tenancy contract signed by both the landlord and me; however, Ejari will take some time to be processed.
I understand that, as per the community rules, access cards for community facilities (such as the pool, gym, etc.), along with the parking access card, will be deactivated until I get Ejari. However, is this legal?
Since I have paid the rent and have a signed tenancy contract, can they do this?
My questions:
1. Does the community have the right to deny me access to parking and facilities if I have a valid tenancy contract but no Ejari?
2. If they have the right, then that's okay. But if they don't, what should I do if they stop me from using my parking space?
3. Should I call the police if security denies me access to parking?

Hi,
I am a non-Muslim indian expatriate, residing in Dubai since 2015. The first 5 years, I was on a working visa, and after the delivery of my first baby, I left my job and became dependent on my husband.
In 2018, we bought a house together where I invested AED 2 hundred thousand from my income (I have proof in the form of a cheque). I also paid AED 3300 monthly installment for 1 year, for a personal loan taken out for the house.
But in spite of my resistance, my husband tactfully put the house in his name, so the title deed was in his name. In 2024, when my kids and I were in India for vacation, he cancelled our visas and residency. He also filed for a divorce in India.
The divorce is not yet finalised, and we are still married. Since August 2024, he hasn't let me access my house in Dubai, so I filed a case, which eventually went in my favor in January 2025.
Since I used to travel on a visit visa, I left for India and returned in March, to find out that my husband had already sold the house. The new owner is residing there.
What can I do now?

Following a recent threatening message from her sponsor, in which she mentioned filing a police complaint, she proactively contacted Dubai Police for guidance.
They advised her to visit Jebel Ali Police Station to report the matter and seek assistance regarding the harassment.
Our concern is that if she returns the laptop prematurely, her work may be deleted or altered, and this could negatively impact my End of Service Benefits (EOSB) and her professional record, as her sponsor has a pattern of making unfounded accusations.
Here is the most recent message my friend received from her: “Good morning. Hi, I urgently need my laptop and keys from the cabinet. Send me the location, I will send CAREEM. I need my laptop and keys from the cabinets immediately. If you do not send the location to pick up my stuff, I’m gonna go to the police. Sorry, but you must return my stuff. My business cannot operate properly without my computer.” (COnt-2)

Respected Law Team Members, I am writing to seek genuine legal advice and guidance for our friend regarding an ongoing issue with her employer.
On 23rd May 2025, she received a termination notice via WhatsApp from her sponsor, which clearly states that she is required to complete her handover by 20th June 2025.
Since receiving the notice, however, her sponsor has been repeatedly contacting her via WhatsApp and phone calls, pressuring her to immediately return the company laptop and office cabinet keys, despite the agreed-upon handover date.
In addition, she has been verbally accusing my friend and making threatening remarks, creating a hostile environment, and causing her emotional distress.
To clarify her legal position, she contacted MOHRE, who advised her to reshare the termination notice to the lady employer about the handover date (20th June 2025) as she outlined in the (Cont-1)

How can I remove a travel ban or avoid arrest if I left the UAE with an unpaid rent case? 0
In 2018, I was involved in a dispute concerning unpaid rent related to a property managed by [-----] under the jurisdiction of the Land Department. [----] proceeded with legal action, resulting in a civil case and the imposition of a travel ban.
A civil case had been reported in an Arabic-language newspaper. Not being fluent in Arabic, I missed the Land Department hearing, and the obvious outcome included an order for payment and a travel ban, but I had already left the country by that time.
questions:
Statute of Limitations: After how many years does such a civil case expire under UAE law, thereby allowing me to legally return to Dubai without facing arrest or enforcement actions?
International Travel: Am I currently at risk of arrest or extradition if I travel to non-GCC countries like India or Pakistan?

The employment contract is set to conclude on 31st May 2025. The employee initiated discussions regarding a salary increment approximately 30 days prior, during which the management engaged in meetings with the employee but ultimately decided to maintain the current salary.
The employee subsequently chose not to renew or continue the employment, this decision having been finalized in a meeting held on 20th May 2025.
How does the notice period apply in this context?
Specifically:
1) Would the grace period (30 days after the contract/visa ends) be considered as fulfilling the notice period requirement?
2) Is the employee entitled to request a different salary during this grace or notice period?

Hello,
I recently made a Google review (and gave 1 star) regarding a grooming gone wrong to my fur baby's long, beautiful coat. Everything was done badly and so wrong; it was so upsetting and disappointing.
The owner reached out and gave some free vitamins to my baby boy and even offered to share my résumé with his contacts because I am currently searching for a job.
After an hour, the owner called asking me to delete my review. I messaged him not to pressure me or force me into doing something I don’t want to do, and told him I didn’t expect he wanted me to delete the review in exchange for the vitamins he gave for my fur baby.
I updated my review and mentioned that I appreciated the gesture. But he called again, threatening that his business partner might file a case against me.
Can they really do that to me, even if I didn’t directly ask for the vitamins and I didn’t say any bad word against their company?
I just made an honest review based on an upsetting and frustrating grooming service.
