Questions & Answers
Can we move before the contract ends if the landlord won't renew next year?
Hello,
The landlord has sent a court notice that he won't renew the contract with us next year after the renewal of the current year, and after 12 months, we need to evacuate the house.
Do we have the right to move before the contract ends without penalty?
Dear Client,
Thanks for your question! I hope you will be fine.
According to UAE law, if the landlord has given a court notice that they will not renew the contract after the current year, then the tenant has the right to terminate the contract without penalty.
This is because the landlord has already given notice of their intention to not renew the contract.
I will be happy to assist you.
Thanks and Regards,
Abdul Wahied

Dear Questioner,
No, you cannot terminate the contract before the expiry of the contract period. Even if he serves the eviction notice, you will be liable to pay the compensation amount in case of early termination.
It will be better if you settle this issue with your landlord. Since he already served a legal notice to evict, he can consider this early termination.
If you need further clarification, we will arrange a legal consultation session for a charge.

Dear Questioner,
We suggest you discuss this with the landlord, if he needs you to vacate the property, he might be willing to discuss and negotiate on you leaving before the end of the contract, this may benefit both sides.
Best Regards,

The tenant does not have the right to move before the contract ends without penalty.
