Q: Our tenant has been repeatedly defaulting on his payments in the current and previous tenancy contracts. On the previous default of payment, a notice was sent.
Accordingly, on default this time, we sent him a 30-day email saying that you are in default of payment and please make the payment. And now the 30 days have expired.
Will this email be considered a valid notification or do we still have to give a notice through a notary public, and if so, how many days the notice has to be given?

Q: Hi, my tenant is a company and has not paid the rent for past two months. I have filed a police complaint and eviction notice from the court. He keeps on saying he will pay every week but does not honour his deadlines.
I do not wish to keep him as a tenant as this will always be a problem with him given his attitude and do not wish to waste my time.
I want him to vacate even if he pays now. Please help.

Q: Greetings,
I have a tenant who has not paid his rent for over 1 year. He promises to pay but nothing happens and his checks bounce every time.
I have also received warnings from building management that he is subletting the apartment without my knowledge or approval.
He has promised to move out, but he hasn't done that either. What can I do the fastest to get him out of the premises?
I live in Sweden so I have a property manager but he has also stopped answering my messages and phone calls since 2 months ago.

Tenant always late with payments, hasn't renewed contract. What to do?

Q: Hello,
I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023.
Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent.
Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract.
Please let me know what should I do legally!

Q: Hi,
I am a landlord and my tenant will not pay overcrowding charges. His contract is about to finish in a few weeks.
PFCF keeps reminding me of the fine, and the tenant keeps advising that he’s not willing to pay it. What can I do?
Surely these charges need to be paid by the tenant.

Can I keep my shop by paying rent in installments despite an eviction case against me?

I have leased out a shop in Dubai, but due to huge financial losses and my husband's job loss, I can't afford to pay the rent. Meanwhile, my landlord has filed a case for eviction and payment of rent.
Right now, my condition is getting better as my husband has got a job and is ready to pay the rent in installments.
Can I pay in installments and hold the shop even if the judgment goes against me?

Can the owner of a company escape if there is a cheque execution and travel ban on him? 0
I raised a cheque execution case against a company and its owner and won. There is a travel ban on him. I was receiving installments for three months and now he stopped paying.
The court after request summoned him. In total, he paid only 30% of the owed money. I found that his company license is expired and also in the month his visa will expire.
Does he have any option to avoid payment?
Please note he was deceived by showing no money in his bank account and no assets in his name but he is running multiple businesses.
Also a month ago, he tried to convince me to lift the travel ban but I refused to do so. But he submitted a guarantee and left UAE.
Now the status shows he is back in the UAE and the travel ban imposed again. But after that, he stopped payment.
Is there a 1% chance of him not paying me the remaining money?
Is there a way he can leave the country through the Amnesty program or any of this sort?

I lost the appeal filed by my landlord. What can I do if he illegally keeps my last cheque and deposit? 0
I got RDSC judgment in my favor awarding termination of my lease from May 2024 to May 2025. The landlord made an appeal and lied about my request for termination on 4 December.
My lawyer didn't give any response so the landlord won the appeal. Recently, the Landlord asked for the keys back and said I have overstayed since 4 Dec for not returning the key.
He said he could cash my last rent cheque and wouldn't return the deposit. I gave him my friend's address and said to pick up the key from there but to return my deposit and last rent cheque but he does not agree.
He wants to keep the deposit.
