Q: I reserved a unit with Azizi and while paying my first instalment I was billed twice by them. They apologised for the mistake and agreed to reverse the amount within a week but they took more than a month and a half to return my money after repeated calls & follow up.
I've paid the booking amount, the first instalment, Oqood fees and their administration fees. I have only signed a reservation form with them and no terms and conditions have been mentioned about cancellation which I guess should be there in the SPA and not in the reservation form.
I would like to know if it is possible to cancel my purchase at this stage (I have not signed the SPA yet)?
They have not registered my unit online on Oqood as yet so can I ask them not to do this as I wish to cancel?
What amount will be refunded by them if I cancel?
Can the DLD set a deadline with terms and conditions for them to return the required amount so that I get it as soon as possible?
Your guidance will be highly appreciated.

Obtaining refund from the developer for project delay

Q: I booked an off-plan studio in R.E.P. DIP. The developer posts to me the contract to sign. I signed the contract and posted it back to their address.
The texture property In Dubai has been dealing and I transferred 10% to reserve the unit in June 2015. I have paid over 30% until the end of Dec 2016.
I stopped paying the rest of instalments because after viewing 0% construction report through DLD website and neither developer has provided me Oqood.
There is still no construction as per the DLD report for project number 1514. I am considering to get a refund.
The total price of the studio is AED 330000. 10% at the outset, 36 equal instalments during construction, 20% on handover and 18 equal instalments after the handover.
I have paid 10% and 18 equal instalments out of 36 during the construction as per contract. Total AED 109,973.94 paid: AED 109,973.00
What are the possibilities to get a refund from the developer? How much would it cost?

Action against the developer of an off-plan project in Dubai

Q: I have booked a villa in April 2017 and paid AED 131,000/-. Still waiting for possession and the villa is not ready.
The builder is asking for more AED 122000/- and I cannot trust them anymore.
Please advise.

Q: I purchased an apartment in August 2007 which was due for handover on October 31, 2009. The purchase price was AED 1.42 million.
The payment term was 50% in 7 instalments and 50% on project completion. I paid 50% as per the agreement, The developer informed me sometime in 2008 that the project was delayed due to force majeure as the substation in Business Bay was not complete.
Now it is 2020 and the project is still not completed. The substation in Business Bay had been completed years ago.
I would like to know if I am entitled to compensation for the delay or can I cancel the purchase in its entirety and get my money back along with interest?
Please advise me on my options and what steps should I take forward.

Q: Obtaining a refund from the developer:
I bought an off-plan apartment a long time ago and paid around 70 % of the deposit.
The apartment was supposed to be ready by 2009 but it is not still ready. Around 2016 the developer changed and then we've been told that the project will be finished by 2020.
Now, the second developer says that the project might be ready by 2024. I want to cancel my contract and get back my money.
The second developer told me the first one is responsible for the project and they don't even answer my emails. I have a couple of questions:
First of all, I wanted to know if I can terminate my contract, and if so, how can I do it and how long will it take?

Q: Hello
I booked a villa in 2015, paid Oqood and all the due instalments of 35% before handover. The project completion date was Jan 2019.
The grace period of one year ended in January. The project still stands on 48% completion as per the RERA website.
Is there any possibility to have the money refunded?

Q: Hi,
I am a foreign investor who invests in a business unit in Dubai.
Unfortunately, the company fails the business and didn't return the money for two years, I contacted the boss for a long time and found that they lied to investors before they make decisions and there are emails and conversations in records.
Can I report to the police station about this? And is this a criminal or a civil case?

To whom this may concern,
I returned back to Australia after 10 years in Abu Dhabi in 2015. As I turn 18 this year in November, I plan on visiting friends who are in the UAE for about a month.
I would like to travel with them around the country freely without any prosecution from local officials.
My father had to leave the UAE in 2016 for health reasons and has unpaid debts in the UAE, Abu Dhabi specifically.
I would like to know and have it in writing if I would be able to travel freely to the UAE at the end of the year and that I am not liable for my parents' debts/problems as I have no legal responsibilities for their actions.

Bounced cheque case for a loan after paying the fine 0
Hi
I have got a call from Dubai Police last week regarding my cheque bounce which I issued to the bank due to default on loan payment on time.
I paid a visit & they referred me to the prosecution & I got fine which I already paid and got clearance.
I want to know if the bank can still file a case against me & I still need to contact the bank for settlement or case clearance.
I am getting too many calls even after that, and the debt collector is actually harassing with the worst behaviour & back to back calls which actually ruined my personal life and put me in depression with high bp.
