Landlord refuses to process orders as agreed, forcing tenant to evict

Dear Sir/Madam,

We operate a restaurant and are contractually obligated to purchase our goods and services from the landlord.

However, the landlord is trying to evict us (even though we have three years left on our lease) by refusing to process any orders we send them.

How should we deal with this?

Dear Client,

Thanks for your question! I hope you are doing well. I will definitely assist you in this matter.

If your landlord is refusing to process orders for goods and services as per your lease agreement, start by reviewing the contract terms and attempting communication with the landlord.

Consider mediation or dispute resolution services.

Keep thorough records and explore alternative suppliers. If resolution is not possible, consult with us to discuss possible termination options based on the landlord's breach of contract.

For any further legal assistance, you can WhatsApp us. We have an extensive team of knowledgeable and experienced lawyers to provide the legal assistance you need.

We will definitely be happy to help you.

Thanks & Regards,

Dear Questioner,

If the landlord is compelling you to leave the property before the end of the lease term, you can file a complaint with the Dubai Land Department (DLD) for breach of contract.

You should also send a legal notice to the landlord demanding compensation for your losses and threatening to initiate court proceedings.

In the event that he remains stubborn after receiving the transactions, documents, or money, you can submit a list of display and deposit what has been rejected by the owner to the competent rental court.
