هل تُعتبر شهادة تقييم الإيجار أن المبنى خالٍ من أجهزة التبريد؟

لديّ بعض الأسئلة بخصوص شهادة تقييم الإيجار من دائرة الأراضي والأملاك:

1. المبنى الخاص بي خالٍ من أجهزة التبريد. هل تُعتبر الشهادة كذلك؟

2. هل يُمكن استخدام شهادة تقييم الإيجار لزيادة الإيجار أكثر مما يُشير إليه مؤشر الإيجارات الصادر عن مؤسسة التنظيم العقاري (RERA)؟

For your first question, they are not related, the certificate doesn't consider.

Yes, the rent valuation certificate can be used to increase the rent. But when a conflict arrives the rera index will be prevail.

1) Yes the DLD Rental Certificate consider the building whether it is chiller free.

2) No you cannot use the rental valuation certificate to increase the rent more than what RERA index suggests.
