Is it legal for my landlord to increase rent after changing company name?

Hi,

Our landlord increased the rent by 10% from last year. We moved in last September 2022, and our landlord took checks from ABC for a 2BHK at xxxxx Courtyard for 66,000.

This year, he opened a new company (CDF), and we all tenants received new contracts with a 10% rent increase. Is this allowed?

Can the company name be changed and the rent increased by 10%?

I believe that the rent should not increase for the first two years, or that the rent should remain the same for the first year in the new company.

I need your help and advice, as 10% is too high for anyone.

A rent increase is not acceptable in law except under two conditions: 1) The landlord sends notice of the increase 90 days before the end of the contract, and 2) Approval for the increase in the RERA index.

As the company names were different last year and this year, how do we check the RERA approval decision for our apartment?

I didn't understand your question regarding the company name.

Regarding the increase indicator, there is a website dedicated to that.

There are 180 tenants in this building, and almost all of them are finishing their first year here. 90% of the tenants have received a notice that their rent will be increased by 10%.

I just want to know if this is a valid approval from RERA for our area, Dubai Investment Park, to increase rent for the second year.

Should it be 5%? Or is the landlord simply increasing the rent as he pleases?

Where can I see the RERA clause on rent?

Please advise!
