Q: I bought a property in January 2022. I gave a 12 months' eviction letter through the notary under the major renovation clause.
We are now 14 days before the eviction day and the tenant refuses to leave (the reason is that he needs 1 more month as he bought a property that is not handed over yet).
I have already the contractor company booked to start the work.
What are my rights in this case and how can I have the tenant leave on time?

Q: In my landlord-tenant dispute scenario I have received conflicting answers from lawyers, so I want to know if you have any real judicial judgments from the RDC on this:
The property was tenanted and the tenant received a court-stamped 12-month eviction notice due to the landlord wanting to sell the property.
The property was sold to a new owner prior to the end of the 12-month period.
The tenant claimed that the previous eviction notice was invalidated due to a change of ownership and refused to vacate.
The new landlord sent a subsequent court-stamped notice, referencing the date of the previous eviction notice and instructing the tenant to leave as the landlord desires to move in himself.
The tenant claims that the subsequent notice has no legal basis, neither in reinforcing the original notice nor as a new 12-month eviction notice.
The original 12-month eviction period will expire on June 8 and the new landlord will raise an RDC case on June 9 to evict the tenant.

Q: Hello,
I am a landlord in Dubai and I wish to send a 12-month legal eviction notice to my tenant for my intention to sell my property after the 12-month eviction notice.
My question is:
If after putting my property on the market for sale I don't manage to sell it and I decide to rent it out again, can my tenant take any legal action against me or ask for any compensation? Will they be entitled to that?

How can my kids learn about their father's condition without contacting his family? 0
Good morning,
I have two kids. Their father is in critical care and is not able to communicate, and we have been divorced for more than seven years.
The other side of the family is not communicating with the kids about the father's whereabouts for them to visit him, and they have not been in touch with the kids for the past two weeks due to family issues that took place in court regarding guardianship of the kids.
How can I find a way for our kids to know what is going on with their father and his condition without reaching out to them, to avoid any further escalation?

Tenant demanding more than RDC verdict. Must I pay before the execution file is issued? 0
Good day,
I am a landlord, and my tenant filed a case with the RDC. The verdict was in his favor, and I am to pay the financial claim, which is the fees and expenses of the case.
The tenant asked for a specific amount, which is higher than the official receipt that the RDC provided. So, I have paid that exact amount directly to the tenant.
Naturally, the tenant asked for more. May I ask for guidance regarding the procedure?
It has not been 15 days since the verdict, so I have been told by the RDC that the case is not final, and I must wait for the execution file to determine the exact amount.
While I am happy to wait for that, my tenant has been threatening to open an execution file if I do not pay before the 15th day. She mentioned a travel ban as well. I feel lost and uncomfortable with the situation.
Please help me understand the procedure.

My husband had a judgment where he was found not guilty, as the misdemeanor court stated that it doubts the charges against the accused and found no conclusive evidence except the statements in the report files.

أود الاستفسار بشأن قضية إبعاد زوج خالتي من دولة الإمارات العربية المتحدة. زوج خالتي كان مقيماً في الإمارات وكان قد وُلد وترعرع هناك.
