JVC residential complex rental increase rules and notice period

Hi,

I was trying to check the RERA/rental increase for JVC.

According to the rental index results, it stated that it is not applicable to hotels and hotel apartments.

What is applicable for such residential complexes, and how can I calculate it?

Additionally, where is it specified that the landlord needs to give 90 days' notice in case of a rent increase?

Hi Questioner,

Please note that Art 14 of Law No. (33) of 2008 stipulates 90 days' notice for any amendments (including rental increase) in tenancy contracts in Dubai.

However, this provision is not applicable to Hotel Apartments as they fall under the regulations of DED & DTCM.

Dear Questioner,

You can request a rental evaluation from the Department of Property and Real Estate in Dubai.

To start the service procedure, use the Ejari system or the application, and choose the property for which you want to evaluate the rent.

Payment methods include cash or credit card. The service delivery channels are the Land Department website (Ejari system) and the Dubai REST application.

The documents issued will be the Lease valuation certificate, and the expected time for completing the service is 7 working days.

Kindly note that the notice of the increase in rent should be sent 90 days before the end of the contract.
