Blocked property in DLD: Can I renew my tenancy contract and pay rent?

Dear Sir/Madam,

My landlord’s appointed management company reached out to me regarding the renewal of the tenancy contract. The building’s management informed me (verbally) that the apartment is blocked in DLD as the owner has pending service charges.

I confirmed and saw the apartment blocked in DLD.

Should I give my cheques for the new contract before this issue is settled?

Will I be able to register the renewed Ejari?

What happens if I don’t give the cheques until the case is resolved?

Is there any legal issue for me?

I don’t want to risk paying money when the contract is not officially registered in DLD.

Dear questioner,

You will not be able to register your rent before solving this problem.

You can give checks with this mentioned in the contract explicitly.

If he cashes the cheque even after mentioning this in the contract, what is my option?

Also, are there any problems if I don’t give the checks until this issue is resolved?

It is preferable to present the contract to a lawyer before signing it to save your rights and add the condition.

Dear questioner,

The main point here is:

Does the block has bad effects on you and you can't use the apartment because of it?

I am in the apartment and I want to renew it legally. However, I am worried that if he takes the checks and cashes them, and I cannot register the Ejari, my rights will be compromised as my contract will no longer have official status with DLD.

If I take your place, I would search for another one.

You will get your rights by law, however, I prefer to avoid the problems and be on the safe side.

Hi,

Pursuant to your query since the DLD blocks the property, you won't be able to get the Ejari renewed, so it is advisable to look for another property.
