Will my visa as property owner be canceled if I stay more than one year outside the UAE?
I'm a 63-year-old British National holding two apartments in Dubai; as such, I qualified for a Visa.
My understanding was I could be out of the country for one year without returning, however, I've exceeded one year by 25 days (return should have been on 6 Jan 2023).
Does this mean my visa will be canceled? Or can I pay some sort of fine at the airport?
The Visa is valid until 01/10/2026. So obviously, I don't want to lose it. My visa used to be an investor’s visa, but now I think it's a retirement visa. It can be sent if requested.

You will be able to enter, but you will need to reinstate your residency once you come back to the Emirates.

With reference to your question, please be informed that in the UAE, the general rule is that the residence visa will be automatically canceled if the resident stays more than 6 months outside the UAE. This rule is not applicable to Golden Visa holders.
However, the UAE government has introduced a new system wherein the UAE residency visa holders who stay outside the UAE for more than six months may now apply for a permit to re-enter the country through the Federal Authority for Identity, Citizenship, Customs and Ports Security (ICP).
You need to adduce proof of extended stay outside the UAE. The permit process may take 5 days and would cost approximately Dhs 1000.
