Will my visa as property owner be canceled if I stay more than one year outside the UAE?

I'm a 63-year-old British National holding two apartments in Dubai; as such, I qualified for a Visa.

My understanding was I could be out of the country for one year without returning, however, I've exceeded one year by 25 days (return should have been on 6 Jan 2023).

Does this mean my visa will be canceled? Or can I pay some sort of fine at the airport?

The Visa is valid until 01/10/2026. So obviously, I don't want to lose it. My visa used to be an investor’s visa, but now I think it's a retirement visa. It can be sent if requested.

Once again, please accept my profound apologies for this direct approach, and may I offer my sincere appreciation for any information you can provide.

Best regards

R. A.

Enter the country on a visit visa, not a residence permit.

Many thanks for your response!

My issue is that I need my Dubai bank account under which the visa is registered.

Hi,

There are new laws that just came into the news today. You can apply for an extension.

Good day R.,

Hope all is well.

You will be able to enter, but you will need to reinstate your residency once you come back to the Emirates.

If you need any further assistance with that, you can approach us on the phone.

Many thanks for your response!

Can you re-instate the visa without my return?

1 Feb 2023, 11:26

Hey,

The new law says it is okay after 6 months anyway. You passed it before that therefore, what you can do is to come and reinstate it.

Hi Mr. R.,

Good day!

With reference to your question, please be informed that in the UAE, the general rule is that the residence visa will be automatically canceled if the resident stays more than 6 months outside the UAE. This rule is not applicable to Golden Visa holders.

However, the UAE government has introduced a new system wherein the UAE residency visa holders who stay outside the UAE for more than six months may now apply for a permit to re-enter the country through the Federal Authority for Identity, Citizenship, Customs and Ports Security (ICP).

You need to adduce proof of extended stay outside the UAE. The permit process may take 5 days and would cost approximately Dhs 1000.

If you require further assistance, feel free to contact us by phone or email.

Best regards.

You won't miss it. Do you want to make sure it's still valid as an investor?

Many thanks for your response!

Well, in short, I think I need the visa to keep my bank account open, so retaining the visa is important for me.

Is there any way I can save the visa without returning to Dubai?

Passports are not a legal question.
