هل يحق للمالك الجديد أن يطلب من المستأجر المغادرة قبل انتهاء العقد؟

سيدي/سيدتي،

لقد جددت عقد إيجاري مع المالك منذ أسبوعين (هذا هو التجديد الأول، أي أنني مكثت هنا لمدة شهر، والآن جددت منذ أسبوعين).

لقد قرر المالك بيع الشقة ولم يخبرني وقت تجديد الإيجار حتى أقرر البقاء أو المغادرة.

إذا وجد مشتريًا، فهل يحق للمشتري أن يطلب مني المغادرة قبل انتهاء العقد؟

وهل يحق للمشتري الجديد أن يطلب إيجارًا أعلى بمجرد إبرامه عقدًا معي؟

Dear questioner,

Happy New Year!

The only way the new buyer can ask the current tenant to leave a unit is to serve a 12-month eviction notice via notary public, or other means as per the law.

This means that the new "potential" owner can not ask you to leave the unit before the end of your tenancy contract.

Furthermore, if the new owner wants to increase the rent price, he may do so according to RERA guidelines and by serving 3 months (90 days) written notice prior to the expiry of the tenancy contract.

Addendum: sorry, that was "I have stayed here 1 year, and renewed contract for the 2nd year 2 weeks ago". Just clarifying.
