How to verify whether the property owner's title deed is valid or not?

I'm going to purchase a standalone villa in Ajman Al-Alia Area.
I have below few doubts, please clarify:
1. How do I verify whether Al-Alia Area land is approved by Ajman Government or not?
2. How do I verify whether the property owner's title deed is valid or not?
Are there any Ajman government apps like the Dubai REST app or Ajman government websites to check the above information?

Review the status of the power of attorney in case of purchase from an agent for the owner, and must ensure the validity of the power of attorney at the time of sale.
The third advice must be done in case of purchase from heirs; it must be ensured that the inheritance is informed and reviewed, and it is preferable for the heirs to sign the contract of sale to prevent all of them from any legal dispute in the future.
The contract must stipulate that the property is free from rights in rem or ancillary rights.
Secondly, the seller is obliged to inform the buyer of any irregularities on the property sold.
It is best to write the contract with a lawyer, and you can check the condition of the property from the Department of Property and Real Estate in Ajman.
