Q: My friend needs a POA. The issuer of the POA is in India and is an Indian National and does not have a UAE residency.
The receiver of the POA is in the UAE and is Indian National with a UAE residence visa. The POA is needed for the sale/rent/eviction of a specific property.
Is the POA by a non-resident accepted in the UAE courts, or only the old method of Indian POA with MOFA and translation to be done?

Q: Sir,
I would like to give a special power of attorney (made online as I am out of the UAE) to an agent in the UAE for my trade license (to sell & purchase the company).
But my visa & Emirates ID expired on Dec 25, 2021. My question is, will it be possible to do a power of attorney online with my passport instead of Emirates ID?
Also, if it's possible, can I directly appear in court for selling or signing a share transfer agreement or amendment in MOA for the purpose of selling with my passport?

Is a 3-year-old POA valid in Dubai?

Q: Hello Experts,
I am in the process of buying a townhouse in Dubai (Mira Oasis). I am a Dubai resident, but I am currently outside of Dubai. Unfortunately, I am unable to travel to Dubai to complete the DLD transaction.
I have given my brother a full power of attorney (POA) in Dubai to carry out all transactions on my behalf, including property transactions. The POA was created three years ago.
Can he carry out the property purchase and registration process on my behalf with a three-year-old POA?
There is no expiry date mentioned on the POA, but I have heard that POAs are generally valid for two years only.
Appreciate your advice!

Dear Lawyers,
I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August.
Due to personal circumstances changing, we are no longer leaving Dubai and would like to cancel Form F.
The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer's real estate commission and the conveyancing fee.
Our understanding is that the 10% penalty is the only penalty. Which is correct, and what are the next steps to dispute this?
Also, is there any way to dispute the 10% itself under the law due to personal circumstances changing?

Can the landlord evict me from apartment for personal use if he lives in his own property? 0
