Do I have to send an eviction notice to the tenant if the previous owner sent one already?

Hi

I am getting into an agreement to purchase an apartment. The owner has served the eviction notice via Dubai courts to the tenant.

As per the court's document, the tenant has to move out in May 2023.

Is it safe for me to assume that tenant will have to automatically leave on this date?

And if I go ahead with this purchase, do I need to do anything on my part to ensure the tenant is out on the given date?

Dear User,

Regarding your inquiry, the owner of the said property can evict the current tenants if they are to sell the unit, move in themselves, or conduct major maintenance.

This means that the current tenants will be obliged to move out as per the eviction notice provided the property owner has served them the notice 12 months in advance.

In the case that the tenant does not move out prior to the date or on the stipulated date, the owner may file a case against the tenant to RDC.

If you go ahead with this purchase, there is nothing more to be done on your part. It will be the responsibility of the tenant to move out on the respective date and not your responsibility.
