Q: My landlord served me a 1-year eviction notice stating to vacate the property for personal use. But he sold the property last month without even notifying me.
Now, the new owner contacted me and reminded me to vacate the property as per the old landlord's eviction notice.
Do I really need to vacate the property?
Or do I stand a chance to object to the validity of the eviction notice on grounds that the eviction notice was served stating personal use but in reality, the landlord had sold it?

Q: Hi,
I just bought a villa in Dubai, wherein the previous owner had served an eviction notice in Aug. to the tenant with the reason that he intends to sell the property.
Based on this eviction notice, I bought the property, and now I was told that I need to serve a new eviction notice to the tenant again as a new owner.
If I do this, then the tenant will get 12 months to vacate from the new notice date. Then what is the use of the old eviction notice?
As I understand the new owner will need to honor all obligations of the old landlord and in which case the new landlord should also be entitled to the right of eviction notice served by the old landlord, right?

Q: Dear Sir/Madam,
Does the existing tenancy contract between the tenant and the previous owner remain in force even after the new landlord has purchased the property in the middle of an ongoing lease?
And when should a new tenancy contract be made?
Should it be made immediately after the property has been sold, or at the end of the ongoing tenancy contract signed between the previous owner of the property and the tenant?
Also, does a new contract have to be in place for the tenant to exchange the cheques, or does the existing tenancy contract with the previous owner remain valid for the purpose of exchanging the cheques?

Can the new landlord refuse to make a rent agreement with me?

Q: My rental contract ends in November 2023, but my landlord has sold the apartment. Also, she sent me a notice in November 2022 to vacate in November 2023.
My question is:
- The new landlord doesn't want to sign a new contract until November but he is asking me to give him the cheques. What shall I do?
Note: my current rental contract is not in Ejari as the previous landlord didn't register it, but it was created through a typing center as per the recommendation of the Dubai Land Department and signed by her.

Can I evict a tenant who has been served a notice by the previous landlord?

Q: Hello,
We are buying a property that is tenanted. The tenant has been served a legal eviction notice by the current owner in order to sell the house.
If I take ownership before the end of the notice period, can I be asked to serve the tenant another 12-month notice, or does the original notice remain valid?
Additionally, what are my options for increasing the rent upon the transfer of ownership?

Why do legal experts have different responses on the validity of eviction notice upon the sale of the property?
Some suggest that the new owner needs to serve a new 12-month notice, while others suggest that the validity of the notice served by the previous owner continues.
Shouldn't all lawyers have the same response to this?

Urgent Legal Assistance Needed for Dubai Eviction Case
I recently purchased an apartment in Dubai (Oct 3, 2023) and served an eviction notice (Oct 9, 2023) referring to a prior notice by the previous owner (Feb 9, 2023).
The notice was in both English and Arabic.
The previous owner's Arabic-only notice (Feb 9, 2023) stated intent to sell which the tenant didn't accept to receive as it was not in English and Arabic.
However, the tenant agreed (Apr 25, 2023) to vacate by Jan 31, 2024, over email.
The tenancy agreement without Ejari, signed on Apr 25, 2023, spans Jun 1, 2023, to Jan 31, 2024, for 8 Months.
A clause binds the tenant to vacate on Jan 31, 2024, referencing the previous eviction notice (Feb 9, 2023).
I seek guidance on eviction rights, as the property is for personal use, and no other properties are registered in my name. Can we file through court?
The tenant argues the previous notice is void, demanding a new 12-month notice post-Jan 31, 2024.

Hi.
One of my friends joined a Telegram group. They said, "We will transfer some amount to your account, and your task is to transfer this amount to another account. Once the task is completed, you will get 30 or 50 AED per task."
He completed 3 to 4 tasks, but he realized it was not good, so he stopped. After one week, when he opened his account, it was blocked, and the bank said, "We are conducting an investigation; after this, we will let you know."
After some days, he had an accident and went to his home country. He then received a call from a landline number, which was from the Abu Dhabi police station.
They said, "We have received a complaint against you; come to our investigation department." However, due to his surgery and treatment, he could not go.
After some time, his bank account was reopened, and he did not receive any further calls. I want to know, if he comes back to the UAE or goes to any other GCC country, will he face any problems?
