How to register the short extension of a tenancy contract with Ejari?

I have been renting a property since 11 May 2021 and the lease was due to expire on 10 May 2022.

On 27 September 2021, I was served a notarised eviction notice by the landlord as he intends to sell the property.

It is my right to remain on the property until 27 September 2022 which is one year from the receipt of the eviction notice.

The landlord has given me a letter where he has no objection to me staying on the property until 27 September 2022, however, I would like to know whether I need to register this 4-month extension with Ejari.

The landlord tells me that it is not possible, as Ejari is only applicable to contracts of 6 months or more.

How am I protected in this case?

Dear User,

If the landlord is registered with Dubai Tourism and Commerce Marketing (DTCM), then monthly (short-term rent) is possible in your case and doesn't require Ejari.

It is best if you contact DLD directly at [-------] and address to them the question.

Maybe I didn't explain myself well.

This is regarding the renewal of my current tenancy agreement for 4 months, as I am being evicted.

Your current contract will finish on 10 May 2022, but the eviction is on 27 September 2022, which is 4 months and 17 days that you can stay in the apartment, which makes it a short term lease if your landlord is registered with DTCM.

If not, for your peace of mind, the only option is to register Ejari for 6 months. Do contact DLD directly to reconfirm.

Thank you for your reply.

But in case the landlord is not registered with DTCM and cannot extend it beyond 27 September, then what am I supposed to do?

I will end up entering into a renewal of a contract to serve up my notice period where I will have no protection by having an Ejari contract.

Moreover, any kind of activity where I need to show an Ejari contract (maid or family visa renewal) will not be possible. This doesn't seem right.

If he is not registered with DTCM then he has no other option but to renew the Ejari, as you have mentioned, otherwise, you will stay in that unit illegal
